Browse Forums Building A New House Re: Anyone building at George's Fair, Moorebank? 2442Jul 27, 2011 2:35 am Pawer dreamgirl wow then i should be able to get away with what i want for $500,000.00 then, dont you reckon, dont want many upgrades i dont think. ???? the parklands release 3b is now available , but am trying to find out the size of the lots and the costs, and how many are for sale....does anyone know, sent a email to sales office last week, but still havent heard anything...??? do i have to put down the whole 5% firstly, or can i put a holding deposit down first, if so how much $ and how long can it be for, does anyone know??? my hubby doesnt want to put down 5% just yet, in case it takes us a while to sell our house, and if it is not sold by settlement then we could have trouble he reckons. what are your suggestions anyone ? what should i do ....my hubby wants to play it safe, he is a very cautious person. Forget about stage 3B , I spoke to Jac 2days ago. She told me 3B is a Big LOT. starting about $350k++ With 600k budget, forget about 12.5x30m , the safest will be 10x30m lot. and you still got plenty $$$ left. Not necessarily Pawer. We built a 23sq home, on 550sqm land, and even with two 25m x 700mm retaining walls, deck, landscaping, fences, upgrades etc, we are still well under the $600k mark (having said that land is worth more in the newer releases) Re: Anyone building at George's Fair, Moorebank? 2443Jul 27, 2011 1:30 pm Geee that bugs me, we had to pay 10% also, I asked for 5% but they wouldn't let me, 15K to 30K is a big difference !. They have some wishy washy rules including corner block fences but I wont go there On another note, we did our Practical Completion Inspection yesterday, 3.5 hours later we finished . The inside looks like its got chicken pox with blue and green stickers everywhere lol. Tyrells had been in the day before and picked up quite a few things that I missed which is good, though I picked up things they missed so it evened out well. I would recommend them if you are not in the building industry as it would be good piece of mind and it saved us allot of time. So my husband had a call today from a marketing research company looking for people living in GF, they said they will pay $80 for one hour, he said ok but then they asked if we have any kids and he said no and then she said they where looking for people with children. He is registered with a research company to do random surveys etc but I wonder how they knew he/we bought in GF - Being a mere male he didn't think to ask this at the time lol. Has anyone else had a call like this? She said it is to be held over a few sessions at GF in August. They were asked by the developer to get opinions etc. through survey from people who are currently building or living there, and have kids or not. I said I have two kids aged one and three and was told that session was full also. I just missed out on $80 for an hour and a half.......BUMMER! They must be after couples with old kids perhaps. Anything you change in your home plan will cost you extra, but some things are worth considering. What sorts of things add costs include any change to the layout of the house eg I added an extra metre to my garage as I wanted internal access via stairs (which also cost extra), any external steps are extra eg from your laundry, any tiles you choose outside of the base price ones eg if you want glass behind your cook top in your kitchen (around $2K), extra cupboards in the kitchen or laundry (I spent a few thousand here), sarking (around $1500) but worth it, any different taps, shower screens, cornices, doors, windows, toilets.... air conditioning ($10 - $15k). Electrical is expensive as they don't give you enough power points and you only get those awful plastic light fittings so you will need to replace them. You may also need to buy window coverings (I spent around $10k on shutters), floor coverings, fly screens (around $10k for security all round). There are some miscellaneous costs like having to pay up to $300 to get your electricity connected, extra for the termite stuff, fencing (a few thousand), gates (a few thousand), any excavations (mine was around $4,500), paving (thousands), retaining walls (thousands) - which are required if you have a sloping block. This doesn't include flooring/fencing, window furnishings, driveway, upstair installation of lighting and landscaping (I've budgeted an additional $25K for these items and that's because my husband is a electricion/former fencer and concreter so we will be doing a lot ourselves). We have added lots of extras but nothing like the display home. As a guide, the site costs were around $15K extra to the build, eaves cost an extra $3k, electricals $3k (part electircals), alarm, air cond. Things that you think are standard are not and the layout you see in a display home is often varied significantly from the standard layout and inclusions you are offered (e.g. island layout in the kitchen - so my kitchen with 40m stone waterfall both side benchtops has cost an extra $10-12K approx). I've taken the view that I'm building a new home and want things to be as nice as possible without over capitalising for the area. Regarding a solicitor - you will need one once not long after your initial land deposit to facilitate settlement on the land. I didn't (though some people do) use a solicitor for the build (as the contracts are standard amongst builders) but if you are not confident then you should talk to people on this forum or get a solicitor (check, check and double check the fine print). For a single story house as cheap as we could get the window coverings (white timber venetians & a few rollar blinds) was about $6.5K, and landscaping a corner block, dont even go there, well I will, about 30K if you want someone to do it and you want it to look good with front brick return fence, plants, timber fencing, side brick fencing, grass, paving etc. We minimised the electrical and still spent 4K over the standard. Try to get a builder that does your driveway, front path & council cross over, EB did this for us and it was great so we can move in and not walk through mud. Wisdom has landscape packages which would be nice and take the pressure off getting quotes if you can afford it. A single story 27square home is about 285K with minimal basic extras + land cost + whatever you do outside the home. Some builders can include landscaping costs in the build and other items but NOTHING IS EVER FREE! I went outside once. The graphics were alright, but the gameplay sucked! Then we have landscapping and fencing so i think 300k is probably not out the question and i totally agree with you mecha if they say its free you a paying for it somewhere. Also heard via a friend in property that investa has bought sole rights to georgesfair, wonder if there are going to be any changes to original plans or building regulations?? There is no such thing as a standard fence price per se, you will need to get a quote from a fencer however someone may provide a ballpark figure on a cost on X per metre length on a lap and cap fence I went outside once. Re: Anyone building at George's Fair, Moorebank? 2460Jul 29, 2011 8:28 pm Fences, I just got quoted $2000 to 2.7k for a 31 metre lap and capped side fence and $1700 to 2k for a 17 metre back fence, with galvanised steel posts. Gates are extra. We were going to have side gates but took them out of the landscape quote yesterday as the gates have to open inward, and having a slightly sloped side/backyard would of left a 3 metre ramp in the backyard to be able to open the gates and push a trailer up there, so we are just going to fill now with solid side brick/lapped capped fence and a flater back yard, obviously would be ok if you have a level block.
