It all depends on the level of fit out. so land will be $265K leaving $335K. Thats ALOT of house. So you should have some money for landscaping Unless you have expensive tastes I went outside once. Re: Anyone building at George's Fair, Moorebank? 2434Jul 26, 2011 7:31 pm malenko Hi MnM My understanding regarding stampt duty is that if your land is under $400,000.00 and you start build within 6 months from date of contract (contract for sale of land) you should be exempt from stamp duty. The Mrs and I actually went over the 6 months. We had our solicitors write to the OSR explaining that we were experiencing various hold up with builder as well as our development application being in the pipework for over 3 months!!!!! We provided evidence of correspondence etc. The OSR were very understanding and extended our stamp duty exemption for another 6 months. Hope this helps. HI I'm trying to get my head around this FHOG and FHOG+, which I believe the stamp duty exemption. Please let me know if my understanding below is incorrect: From 1 January 2011, if total price (total land + house) < $835,000, then we are eligible for FHOG. For the FHOG+ (stamp duty exemption), does this calculated separately between house and land? Sourced from http://www.osr.nsw.gov.au/lib/doc/facts ... s_fhb1.pdf Homes You do not have to pay duty on the purchase of a home up to $500 000. Vacant land You do not have to pay duty on the purchase of vacant land up to $300 000. If the land was purchased for $290,000 and the house was constructed for $300,000, are we still eligible for FHOG+? Re: Anyone building at George's Fair, Moorebank? 2435Jul 26, 2011 8:24 pm 5% - 10% well made no difference to us at the end we have our block and will be building very very shortly @Tempura I think you would be right in yes you get FHOG+ I went outside once. Forget about stage 3B , I spoke to Jac 2days ago. She told me 3B is a Big LOT. starting about $350k++ With 600k budget, forget about 12.5x30m , the safest will be 10x30m lot. and you still got plenty $$$ left.
