Browse Forums Building A New House Re: Anyone building at George's Fair, Moorebank? 61Apr 20, 2010 3:05 pm Yes, that's the problem we had.... we have gone WAY over our initial (perhaps unrealistic) budget, but we wanted our house to virtually look like the display home (those darn gorgeous display homes!!!) so we could either spend more on a single storey and have all top quality inclusions.... or get a basic double storey (we chose the former). Plus DH wanted single storey as our last house was double and he hated it. My brother just built a gorgeous double storey with EB and got some nice quality inclusions, and other basic inclusions which he will upgrade in years to come and he came in way under your budget, so I reckon you will be fine. Check out the EB double storey's, they are gorgeous.... my fave is the Cambridge. Overheard her talking to someone else that was in there, saying that the next release will be in the next few weeks... When we spoke to her, she also told us that she is building as well, but not at GF, she has a block at the Ponds, and is building with Clarendon. She also confirmed that colorbond fencing has not been accepted as fencing, so choices remain at timber lapped and capped only... Yes, she told us she was building with Clarendon at the ponds too.... nice and far away from GF... hahaha I already knew about the timber fencing requirements (it's in the landscaping guidelines) - I actually prefer the look of Timber fencing anyway, and I actually think they are equally as durable as colorbond... and at least you won't have the problem of mis-matched colours!!! I don't want the estate to look like Pemulwuy/Lakewood where houses are free-standing but looks duplex because of the distance between houses. Front set back is 4m, and 5m for garage. Rear set back is 5m. The place definitely doesn't have that 'duplex' look.... The place definitely doesn't have that 'duplex' look.... good to hear Another question that i have is about the transport .. i presume most of you that are building in GF, has been living in the area ... how's the cashback for M5 works? has anyone of you done the process of getting the cashback? my understanding after browsing thru RTA web is that we get the toll cashback (just the toll, GST is not refundable) every quarter? the process is to submit email to them every quarter? if every quarter, when exactly is the cashback period? if this is really the case then i would use M5 everyday as it is practically free ... although i do understand the trade off for this is that most people would be thinking the same hence it will be packed, just like M4 when they made it free. Re: Anyone building at George's Fair, Moorebank? 70Apr 20, 2010 10:42 pm The cashback is awesome (but yes, the M5 does get packed....) you will get a statement every quarter, you fill in the form and send it back, then they refund you the full amount (less the GST). Where do you plan on travelling? if you are thinking of travelling to the CBD during peak hour i would probably opt for the train instead.... a train from Holsworthy to the CBD takes 35 mins! When you said multi-storey and plenty of parking, i presume that it is very easy to get parking spot in the station? The reason I would like to confirm is because usually this is not the case ... i've been to Glenfield, where Mirvac is currently buidling their Vista estate ... what i've gathered from peeps is that Glenfield train station also has 2 storey parking but finding space is very difficult ... you have to come kinda early to secure spot. I've been there a few times. I hear the golf club has lovely food although i've never been there myself. And I also hear the Indian restaurant on Nuwarra Rd is nice, although once again I haven't been there myself. Yes, Holsworthy is very popular for parking, but if you get there early you should get a spot. I used to park there when there was only one car park and often had to park illegally as I arrived late, but now there is another 4 storey one so shouldn't be any probs. Re: Anyone building at George's Fair, Moorebank? 78Apr 21, 2010 8:46 pm Hello all, We're probably in a different circumstance to most posters in the forum building their 1st or 2nd home. My wife and I will soon become "empty nesters" with the 2nd (and last) of our kids moving out in a couple of months, incidentally both of our kids have bought houses in Wattle Grove so as things have turned out they'll be just around the corner. We're moving from Milperra - an almost identical distance from the river as the block we're buying at GF, except now we'll be on the western side of the river instead of the eastern side. Some specifics - our motivation is to move from our current 40 yo much renovated 2 storey home to a new single storey home more suited to our stage in life. We first started to seriously look at GF a few months back and finally had the chance to buy a block in Firebrick road which fitted the house we liked most - the Milano 30 with a tad over a metre sawn-off the length to suit our 15 x 30.2 block. Something that is troubling us a fair bit is the lack of a Geotech report on the land in the new "Dream Release" - we instructed our lawyer to push hard to get this before we exchanged on the land but finally accepted to exchange without it given the assurance per clause 18 of the contract which allows the contract to be rescinded and our deposit refunded in the event that the soil is assessed as anything less favourable than 'H' class (Highly Reactive). The developers played hard ball on this and were threatening to withdraw the land and put it back on the market if we didn't confirm the deal, anyway they are comitted to coming good with the Geotech report at least 14 days prior to the contract becoming binding but have indicated that they expect to have it within 2 months and well before the land is registered. We're going to hold off on comitting to the tender to build on the block until we have this put to bed. I may be more cautious than is justified but knowing that the land was formerly owned by Boral for brick quarry operations leaves me concerned at the integrity of the fill and stability of the land. I certainly don't want to see this turn into a nightmare scenario where the foundations are under stress from soil subsidence or shifting. I'll be interested to see how M view the land even though I'm puzzled as to how they can do a soil test and assess the type of slab needed when we can't get a Geotech report on the land from the Vendor...the land itself is fairly flat which in itself augers well for reasonable site-costs if H class is confirmed. We won't go ahead if it is assessed as 'P" class as I think that crosses over the risk line as far as we're concerned. Anyway, we'd like to hear how others have approached the Geotech report issue and what was the soil assessed as by their builders. I had similar concerns to you when I was buying the land. The way I approached it is that I got my solictor to put a clause in the contract that a geo tech report was to provided within 14 days and if the report indicated a soil classification of the land which is less favourable for the purpose of building foundations, than "H", the purchaser shall be entitled to rescind". I subsquently received a report from a geo tech expert which related to about 58 lots in Stage 2C1 and indicated that my would require a H class.
