Then when it all equalised the cracks disappeared as the house resettled when the ground shed the water I tell you what having the fencing removed on Parklands release gives an entirely new look to the place Also Dave your garden looks great! Such an informative read, particular for someone who has not had exposure to building. Thank you! I'm in my mid 20's and single looking to rent out the house for 5 years, and then make it my home after that. I live within 10minutes of Moorebank, and work in the CBD, so this location suits me quite well. From reading the forums, I'm outside of the key demographic (mostly families and retirees) as expected with a new development. Is there anyone else within the forum who is looking at the estate solely from an investment perspective? Would it be too challenging/stressful to undertake building of a new house without the support of a partner? Does anyone know of the status of the Marina? Has the recycling plant proposal been declined for good? or has it just been declined for now (with a chance of receiving approval in the future)? Do we know the status of the potential redevelopment of shops in Moorebank, or if there will be anything new constructed within or surrounding Georges Fair? I've seen some replies to the question asked about the costs incurred above the amount stated by a developer.. some people have quoted 50-$100k while another believes that you should add 40-50% on to the base price. I'm looking to build a double storey with Eden Brae (including the upgrade special). They have provided a basic cost for the construction of approx $268k which does not include fencing, landscaping or blinds. If i adhered to a strict budget, and only undertook very few "essential" upgrades, how much extra do you believe that I would be looking at? Be assured you are not alone being single (no pun intended), my neighbour across the road is a single gal and she had no partner throughout the build to help her. Regarding using the house as an investment, I think ojaaynme is going to be renting their place out, but don't quote me on that. The marina has/will be re-submitted to council, with letters backing the submission from other local businesses and our community action group. The status of the recycling plant is currently unknown, as it the redevelopment of the shopping complex. I believe the small complex across from the entrance is not going to be redeveloped now, as they now have 3-4 new businesses operating there (a cafe, flowershop and something else i cant remember) Sticking to a strict budget during building is difficult, it all depends on how strict you are with yourself. IMO, you should allow approx 40-50% of base price to allow for any upgrades you choose, any changes you make and any additions you get (like additional site costs for sloping block etc). For us, lanscaping was our big issue, as we had retaining walls to build that we hadn't planned for - if you are on a slope be prepared for this. You mentioned blinds, you will go to Home Options Gallery for your selections (colours etc), they have a couple of other affiliated businesses located there, one of which is Abbey blinds - suprisingly, they gave us the best quote by far for our blinds, and they are able to work in conjunction with EB so that your blinds are all installed a couple of days before you handover. With landscaping, would you be doing this yourself, or paying someone to do it for you - this will be a big impact on your budget as well, especially if you need to have your land levelled, and any excess soil taken away? Still waiting on EB to get back to us on this, nearly 2 months now... In our case...18 days. Most of the time....6 to 8 weeks. We were just lucky. Click "next". click "Address Search" Fill in your street number or parcel (lot) number and other details. Press "search" It wont tell you how long until approval, but tells you the status. Its how I found out we had approval. I checked everyday after 2 weeks then found it approved. Called the council to find that it was. I called council to see about my DA and found that they had requested some changes before they could approve it. They had sent a request through to EBH a week before I called council and EBH had not passed on the information (although they say they did let me know as soon as they found out). EB have said that we can do our final contract signing via email, thought we had to go into the head office to do this? I'm not sure whether I'd like it sign email copies. Ask them to register post the originals to you. There should be a few copies. Hey Joanna, thanks for the reply Oh OK, hopefully the Marina and shops get over the line! I was told by the Sales Centre that the recycling plant is not going ahead :s (maybe they left "at this time" off the end of their statement) I've asked Linda from Eden Brae to provide me with a complete fixed costing based on my block of land (which will take a week to compile). She informed me that this will include all onsite costs and ie the only additional costs would be due to any upgrades which I choose. I'm paying $5k for the upgrades package, and that appears to be quite extensive. Considering that I'm looking at this as an investment, I'm comfortable with saying no to any tempting improvements. Has anyone else built with Eden Brae, and is it correct that the fixed cost quoted will not increase due to items such as land sloping, or drop beams? Oh, I wasn't aware of the retaining wall requirement for landscaping on sloping blocks, thanks! I'll be doing the blinds (thanks for the tip, I'll check them out!) and landscaping myself (with the help of a couple of building mates), and will likely keep it quite simple. I guess in summary my key question is, if you're provided with a fixed price tender before the build, can this increase if you do not take up any improvements or enhancements?
