Reason i ask this is because there is a clause in my building contract which mention a certain thickness, which i'm doubtful. anyone can advise please? Our mortgage broker has told is that we can only get a pre approval conditional on valuation after registration. But this comes with the risk of not obtaining finance if it is valued less. Can anyone help? Hi Axie, You will not get unconditional approval on un registered land as bank will not take the risk. Aslong as you have some deposit and can show you can A. Afford to pay the land and B. afford to build the house on it you will have no issues. Biggest problem will be LMI as that figure is usually sprung on you at the last stage of formalising the loan. Hi Guys I was able to get an unconditional approval prior to land being registered... I went with St george. They need to be able to give you that otherwise it's a risk for you to put a deposit on land without knowing you get financial backing. It might help if you have a quote from a builder so that the bank is aware it will be a house and land mortgage and not just land... Nothing has been an issue with them... We were asked to pay for the Sydney water inspection report, Sewer identification, Peg out, etc. I called up Sydney waters and they have no records of the freshly registered lots in the estate. To submit the plans with the council for approval these reports are mandatory. So we have no choice other than going through a private plumbing company who could do all these certification for the builders. Investa provided the water and sewer plan for the whole sub section but they don't have individual lot diagrams. So I was left with a choice either to wait for the Sydney waters to update the records or go through the private inspection & certification. I chose the later. Hi Arcot I argued extensively with my builder about this issue. In the end I got my own water services co ordination to look at the Investa mapping and they approved it on behalf of Sydney water for a minimal price. My block has no assets going through it so it was easy. It might be different if your lot has a pipe running through it. I didn't need that approved before the DA was approved. I would call the council and ask them if that was holding it up.. Bet it's not.... Hi, we live in an area where the black soil is prone to a lot of movement.
