My builder called me this afternoon, said my DA is hold in council and need to amended. Anyone had the same problem variations as follow: your plans will be amended and Resubmitted to council for approval to be issued. Due to close proximity of house to building maintenance easement, provide an integrated retaining wall along LHS of Ground Floor to contain excavation, therefore provide the following: Delete Laundry sliding door and provide an ASW1215 window. Reduce height of dining room window to an ASW1522 in lieu of standard. Provide amended Basix Certificate as required due to the window changes. Provide structural engineers design for integrated retaining wall to left hand side of dwelling due to the close proximity to the maintenance easement. Provide integrated retaining wall as per engineers design prepared by Rafeletos Zanuttini. 2. We are charged more including engineers design fee, it that reasonable? We are not happy with that. My fiance and I have put a deposit on lot 4505 on the corner of Speare & Biddie - we're shire folk (please don't think we're anything like those fools on tele!), so this seems like a good idea for us to get started as a married couple (September). We're thinking of building a 4 bdr dbl car single storey home with Wis. however since we're new to all this, we've receieved a lof of criticism and talks of 'extra costs'. We spoke to the builders on Saturday last week, they seem fairly straight forward however it's hard to tell! We're looking at the Da Vinci 19 if anyone is curious. The Socrates 20 (very similar) is build at Gregory Hills display and it looks amazing. I guess a few questions are how long does it usually take for land to be rego? We've been told Nov 2012 but I'm sure it will be longer. We want to build on it ASAP like most people, but just wanted to get some feedback from those who've gone through it all before. Is there anything we can do prior to land rego to get the ball rolling quicker? I appreciate anyones thoughts/comments! Hope to meet some of you soon. KB. Thanks. To me, this sounds ridiculous, your builder is aware of all requirements within the estate regarding design standards, and also aware of all council requirements regarding your block. Unless they said to you previously that this may come up as an issue, I'd be making them wear the cost, as they should have been aware of this in the first place yeah that's what I thought too, hence why i asked who the builder was? Re: Anyone building at George's Fair, Moorebank? 4066Jul 27, 2012 3:51 pm Hi Kieranb, you sound like you are in a very similar position as my wife and I were when we deposited on land in GF. We are building the Wis Aspiration 29 (up to roof tile stage) and were recently married in May. In our experience Wizdom are great at being up front about costs and allowing costs for those issues which may arise. We dealt with Frank at Minto who was great and seems to be the George's Fair guru. Worth a chat to him. As for registration, our lot was fairly well spot on to the date we were told. There have been enough releases at GF now that their solicitors have a pretty good handle on the process. Things you can do to speed up the process to get building are to select your builder and home choice and sign up with them. They will get the ball rolling on plans, selections etc and estimate requirements such as site costs etc. until they are able to get on your block. Oh and PS: we are from the shire too but again not like those clowns on tv. Scott. Re: Anyone building at George's Fair, Moorebank? 4067Jul 27, 2012 4:37 pm Hi Keiranb, welcome to the forum, My wife and I are across the road in lot 4338, not sure if you have been looking at gf for a while, we purchased just before End of June and the progress made on the land leveling so far has been quick they have a lot of guttering in and looks like road will be sealed soon, we were originally told August September for rego but blown out to October. I highly doubt It will be November for stage 4 registration. We are building with EB, PS I don't think anyone in the shire is like that stupid show. We placed our deposit in June 2011, were originally told the land would be registered in October 2011 but soon after was advised it would be Dec (which it actually was). We have built with wis*m and similarly, we wanted to build as soon as the land was registered. We signed the contract and final tender about a month before the land was registered but the build still didn't get started until March 2012. So I'd say, definitely sign a contract before the land is registered so they can start getting ready to go to council ASAP. We also spoke to Frank and found that wis*m were the most upfront about potential costs. In fact, our final tender came in at less than the initial one because of all the provisional amounts they had allowed for the worst cast senario. Hope that helps. We ended up going back to Minto One where Wisdom are, we've been dealing with George mainly, however Frank has helped out with a few engineering issues too. We're pretty confident with the tender, it's also considered an issue we may have with the sewage line (runs across diagonally at the front, depending on the depth we may be up for extra costs; deeper or wider piers/ bridging) but at least we've been made aware of it all straight up. All in all we've made design changes to accomodate the afternoon sun and are generally looking forward to signing up this week (lots of specials included, it's alwayts helpful). I'm thinking of doing the gardens myself, (excluding the fencing on the side & rear, and of course the side fence on the corner). Does anyone have any suggestions of landscapers to draw up plans? Anyone else had experience with doing their own yard to GF requirements? Can't wait to get going, a year is too far away. Only my front will have landscape at first the back will be fully turfed and eventually whatever I plan to do with it will be post occupational certificate. Wisd0m told us that plans couldn't go to council prior to registration because they were unable to confirm final land levels etc until then when they could actually get on it. We will need to look into this further now......would be good to start asap once registered. Has anyone else been told this by Wisd0m or anyone else? Hi Kesrob, my fiance and I put a deposit on 4505 last week, since then we have been looking at Wisdom for a single storey place (George at Minto One). We have also been told that they can't do anything until registration is completed (around October/November), but like yourselves from what others on this forum have said, it seems that you CAN put forward all your plans to council and have them approved PRIOR registration, however they won't release approval until registration (if that makes sense). SOO basically, if it's true and you CAN put through all your plans, it should reduce the wait between rego & build by at least 6 weeks; but being late registeration in the year it will be 10+ weeks saved (assuming builders have a 4 week break over Chistmas holidays). I'm hoping that's accurate because that's what we plan on doing - everyone wants to get the ball rolling quicker! Kieran. Basically from the date you sign you have 6 months to have plans drawn (and redrawn) landscaping, colours, contour surveys, electrical, tiles, carpet, kitchen etc etc and submitted to developer and council and be on site ready to go! Issues can arise when the land is not yet registered (and possibly delayed) as site surveys can't be completed and builder cannot get on site when they want to. We ran into this issue and went over our contract date by three weeks, luckily wiz homes were understanding and let us off but you are potentially liable for paying half the difference of the increase in building costs. So your home was 150 to build when u signed but 7 months later is now 170. You are liable for 50% of the 20k increase. Just something to be aware of when working out when to sign. It has to be balanced with your estimated registration date in mind and allowing for problems, delays etc... I doubt the bank would approve your construction loan without the land being registered. While wis*m kept pushing us to sign the contract before bank approval, our bank said under no circumstance do it. So we got approval for the construction loan first. However, the bank gave us approval even though the land wasn't registered. They didn't even query it. Perhaps that is because they'd given us the loan for the land already so they had an idea when it would be registered anyway. Nevertheless, banks value a construction loan on the house plans and building contract alone, not the land. Our driveway isn't covered in the cost of the build, though we do get a landscaping voucher than can be used to go towards the cost of the driveway, though we will still need to contribute extra to it we are told. We were wondering if anyone had used an independent for their driveways if not covered in their build, and what the rough cost of this was. We don't want to use the landscaping voucher with the builder if the overall cost of an independent is cheaper than that of using the voucher plus the additional money. Any feedback / recommendations / costs would be greatly appreciated. Cheers. We have done a lot of concreting at my inlaws, brother inlaw done the screeding and we were paying about $550 for 3 cubic meters. The labor is where the cost is but there is no justification in paying 9k+ for driveways its an outright ripoff. Just to add to it mesh was approx $300 and we did about 10 cube in total.
