Can you please help me with your experiences and letting me know if they have charged normal price or not, as I am building first time with few knowledge. 1) Spoil removal $1467 2) They are upgrading the slab from ‘M’ to ‘H1’(charging $2950) and then ‘H1’ to ‘H2’ (charging $2917). My question is do we need H2 slab and are these charges normal? 3)Aditional mass concrete piering $1141 4) External double storey dropped edge beam $1327 5) 25 degree roof pitch $1250 6) NBN connection $1100 7) Moroka painted brickwork to from facade $4000 8. Moroka textured paint finish brick letterbox $1150 Your help will be much appreciated. Thanks 1. Spoil removal is dirt removal, not rubbish. I would have imagined that this should be included. 2. H class slab upgrade is normal. Standard is M class. 99% of GF requires H class. We built with Clarendon and it cost us $3095 four years ago. 3. Additional piering. We were allowed 60 meters of piering (from memory) in the tender. There was a provisional $2000 for extra piering which was not required, so did not pay this. 4. Drop edge beam is basically a retaining wall built into the slab on the lower side of the land. The higher D.E.B. the more it costs, ie. the steeper your land the more you pay. $1330 probably isnt bad but I dont know how long or high it is. 5. Question the 25 degree roof pitch. Normal is 22.5 degrees which means the top of your roof will be higher. Why they would add this, I am unsure. There could be a reason but I would find out. 6. We do not have NBN. Cannot comment. 7. Hard to tell with the Moroka. Depends how much of the facade is bagged etc. 8. Wow...$1150 for a brick letterbox. Take that out and get a brickie to do it after handover. We will take that out....is it possible to do the facade rendering after handover..... as we do not like the moroka painted brickwork on our facade...with the 25 degree roof pitch EBH said that this is our developer requirement....is GF require 25 dreg roof pitch?? It is a requirement to have minimum two tone to the facade. In saying that, there are numerous homes in the estate which do not comply with this and other so called requirements. If you dont like bag and paint, what about render, weatherboard or stack stone? As for roof pitch, Is that a council or developer requirement?. Ours is 22.5 degree which is standard. As a matter of fact, our neighbour got knocked back at council for a 25 degree roof as it exceeded the maximum height. Ask to see this certain requirement or even ring Investa or council direct. Although the house slab is 772mm higher then the garage slab, so we have considerable dropped edges at the front and part side of the house. Hi infocus guess what we got credit for the roof pitch. They confirmed with GF and investa that we don't need 25 degree roof pitch . Thanks for your suggestion otherwise we might not questioned them regarding this. One more question, we asked for cement rendering on our facade and they give us a $7000 qoute.is it possilble to do the facade rendering after handover? as we think we can get a good price for the cement rendering. Aslo the letterbox, can we do that after handover? From memory it is to do with the changes to the golf course. also in reply to Hasan, we are also building on Horizon (with Macdonald jones) we had to upgrade slab and got charged for it also. The builder is charging me a fair bit (6K) for being in the waterboard's 'Zone of Influence' so they have to pier to an extra depth 3.2 metres to protect the sewer from foundation/slab. The sewer is only 2.5m from the front of my house slab and 3.4 meters in the ground. Basically we have created this site due to the need we felt existed for the locals to discuss current events, learn from each others experiences and just socialise in general. I think we would all agree that this homeone forum topic has been invaluable to all of us using it... I know it definitely helped me a great deal when i was building here. This is the main reason we decided to include a full-functioning forum into the http://www.georgesfair.net.au site. We felt that as great as the homeone forum is, there is no way to categorize anything which makes it quite difficult for users to find a particular piece of info, or initiate a new topic. The fact that the homeone forum has 300+ pages of posts is a great indication that locals want to communicate, but the fact that these 300+ pages of posts are all from the one thread is an indication that we need a better method to communicate. We really hope we have provided this better method in the http://www.georgesfair.net.au forum, and we would really like to see our fellow residents start using it more to interact, post new topics and discuss news and events.
