Browse Forums Building A New House 1 Oct 18, 2009 7:20 am Hi 3 weeks away from final builders interview and a few last minute thoughts as we learn more on our journey. Met a sparky whilst revisiting the display home to do the Electrical plans and he suggested to get Down lights done after handover (especially as builder charges circa $120 each). Thoughts? Anyone done this? Not fussed by the fact that new holes will be made etc., the house will never be in a display home state. He also suggested to do the Roof insulation post handover too (makes it easier to do the electrical work). A couple of questions here. I've got $1600 in contract to upgrade to R3.0 (house is 189m2). I guess there will also be a few hundred for the basic insulation they include. Anyone done this? What can I expect to pay for R3 or 3.5 insulation per m2? I assume Natural wool or rock wool is best and from what I can see on the Govt Energy site, around $10m2 installed? Thoughts? and last question regarding the rebate. From what I read, even if we do it post handover, don't think we can get the rebate as a new build still has to have a minimum in the roof. Anyone had an experience with this? Thanks for any feedback given. Re: Roof Insulation and down lights - after handover 2Oct 19, 2009 5:49 am HI Wombat if you do downlights after hand over just work out where they are going first and install batten holders where you are going to install down lights just screwed to gyprock [make sure they are not installed in an area with frame behind them] then the sparky can complete his work for hand over and no extra holes to patch and paint later on when you change lights. If you are having downlights i would go for a natural type of insulation [dacron or wool] not a fiberglass based product Re: Roof Insulation and down lights - after handover 3Oct 19, 2009 8:26 am If you are having downlights, go for glasswool insulation instead. Much better. Re: Roof Insulation and down lights - after handover 4Oct 19, 2009 8:40 am rubber_noggin If you are having downlights, go for glasswool insulation instead. Much better. Thanks for feedback, what's the main difference? i.e. why Glasswool? Any particular product I should be asking the builder for or source my own? Slightly off topic, I assume a builder has to put some sort of insualtion in the roof by law right? i.e. I can't tell them to simply leave it out all together. That would mean removing whatever they put in (the basics) and installing my own? Any guide on Glasswool supplied and installed? Thanks Re: Roof Insulation and down lights - after handover 5Oct 19, 2009 12:31 pm Use glasswool if you must but if your ceiling is not completely sealed you may have a dust problems from the fiberglass ,only classed as a nuisance dust but have you ever worked with it . Dacron or natural wool can be used with down lights just make sure its installed properly why do you think the sparkie wants it left out till he finishes he probably detests the stuff Darryl ps Been doing commercial fit out for 25years but you make your own decision So I'm just reading up on this ecosystem of lights.
