Browse Forums Building A New House 1 Oct 17, 2009 11:31 pm Having been a member for a couple of months and said a bit about our build on other threads i thought it was time to start one myself. We are building in Seville Grove, which is South East of Perth. We found a 640 sqm block with 19m frontage that was within our price range, and went for that pretty much straight away. We went to one builder who said that we were looking at $25k site costs, so that made us have second thoughts. But we really like the area, so rather than change the block we decided to change the builder! We are due to settle on the land on 29th October, which is the same day as our Pre-Start! So we decided to build with Scott Park Homes, and chose the Floreat as our basic design. Here is what it looks like at the moment, with 2 weeks to go to Pre-Start when we will put extra changes in, like swapping the Shower and Toilet in the Ensuite. We are also going for a nice laminate rather than the tiles, but you will get the idea from this. Unfortunately the upgrade to the double vanity may be one of those things that doesn't quite happen, unless I have a bit more to play with than I expect at Pre Start. One other thing I forgot to mention. We drove by our block , that we are still 2 weeks away from settling on. And sitting there on our block was....... A tap. Was definately our block, and either side of us are behind us in the process, so I have no idea! Today was always booked to be Pre-Start, but then on Tuesday we got confirmation that our block was also going to be settled! So our Pre-Start Rep could just get the confirmation straight from the horse's Mouth as it were, that settlement was sorted! A sweet but scary moment! Anyway what about Pre-Start, well the changes went far beyond we had intented, but somehow we didn't spend very much extra money. In terms of the rooms the biggest changes are to the Theatre and the Master Suite: We always wanted a Sitting Room instead of a Home Theatre, so we have walled up the entrances into the family room, and are putting a door into the Entry hall opposite the Study, for a nice private space. In the Master Suite we are just having one entrance into a combined Walk in Robe, and the Ensuite will be like Locus suggested, but with a single vanity. Beyond that inside it was minor changes, apart from having Laminate instead of Tiling floors for the main living area, which we will show when we get the plans back. Since we first decided to build the Floreat we always wanted Federation Limestone and the Mulberry Tiled Roof. Well today we looked at them together and decided that the roof actually worked better with the Albany Cream instead We have also upgraded the hot water system to the Heat Pump, because at $659 for nearly an extra 200 ltr with nearly 2 teenagers in the house it was mad not to. And it is Greener into the process. Hope it works out The budget also allows us to get SPH to paint all the interiors professionally. We reckon under $5k for the time, effort, materials and hopefully better quality in a 250sqm house is pretty good value. We found the whole process pretty smooth, especially with it going to the estimators while we were choosing colours and having lunch. We got the estimates back while we were there, which meant that we could personally correct them when they tried to charge us more for the Laminate than for the original tiles. All in all probably one of the most fulfilling 5 hours of my life. There again, that probably says a lot about my life. Having said that they don't look that special when you look at them up-close but when you're looking from a distance 2m+ they look fantastic! $5k for painting the internal walls is a bargain! They wanted an extra $75 for each extra colour, but we didn't bother with that. I think it is only when you actually get in the house that you know what any colour will actually look like, and we can do that wall by wall at our leisure.
