Browse Forums Building A New House Re: 2 storey on a narrow lot in Perth 21Mar 07, 2010 9:24 pm [quote="Maylands_is_cool"]Hi Davcaff11, we have signed up to build with a small company in Balcatta named Kerdels. We have been able to design a "one off" home for under $400, 000. We are all but finished with the design and picked up our first lot of drafted drawings last week. We are still waiting for land titles although I am told it will be in the next week...we'll see. Kerdels were very easy to talk to and the person we had all contact with for the design process is also a part owner in the company. The house was designed with our budget in mind and we were not pushed one way or the other, we were able to make all desicions. Although we came in under $400, 000 we were able to achieve most things on our wish list. It will be a very "high spec" home, 300 square metres with large outdoor kitchen. I will try to post the house plans soon. Have you spoken with any other builders, I came across many that would build what we want but were $50, 000 - $150, 000 more expensive![/quote Thanks heaps for that will give Kerdels a call and see what they can do for us. Your price sounds great, especially with an outdoor kitchen etc. Would love to look at the plans and hope to keep in touch with our building experience. It would be great if it all goes to plan and a smooth process. Thanks again Re: 2 storey on a narrow lot in Perth 22Mar 11, 2010 11:11 pm Maylands_is_cool Hi Davcaff11, we have signed up to build with a small company in Balcatta named Kerdels. Hi there, have emailed Kerdels and we are going to meet up with them next week to see if they are the builder for us as we need one that is quite flexible and will allow us to provide appliances and some other items that we have purchased. I met with someone onsite yesterday with my work that is connected to Kerdels so will keep you posted if you like and would be great to view your plans. Thanks for the reco. regards Re: 2 storey on a narrow lot in Perth 23Mar 13, 2010 10:40 pm Maylands_is_cool Hi Davcaff11, we have signed up to build with a small company in Balcatta named Kerdels. John is great, very helpful and very knowledgeable. We could not get any other builder to provide what we wanted and stick to our budget whereas Kerdels have been mindful of our budget the whole time. We are also waiting on titles (still!) but I spoke with Landgate and it should be any day now. I have pre-start on Thursday with Suzie so I will put a post up on how that progresses. At this stage we are very happy with Kerdels... We have been told by the agent they will be "four weeks" since January. As our block is an urban infill block it has taken alot longer than usual for titles. Landgate can only help you if they have the paperwork from the developer. Before the submission reaches Landgate it must first get approval from Local council, Water corp, Alinta gas, Synergy then back to Local council then on to Landgate for title issue. I may have missed a couple of steps but it can be a long process. I don't think you will have the same issues as you in a new development. I will post tomorrow night re:pre start Stressed 'N Confused Re: 2 storey on a narrow lot in Perth 28Jun 16, 2010 7:13 pm I concur - Maylands is cool there is still a couple of spots in Bayswater that could use a sound thrashing but overall anything that close to the city is a winner IMO. Landgate , council , synergy , watercorp , DOLA can all be a PITA but do as they request and the wheels will turn. I would do it all again. Any tips, tricks or advice for a young player Apg and Webb Brown Neaves are best two storey builders in WA. Residential Attitudes do a good one also. Ask for a roof garden over your double garage, you wont be sorry. Then give me a hoi! Avaganda. Re: 2 storey on a narrow lot in Perth 30Jun 24, 2010 9:03 pm Well we finally completed pre start. The colour scheme for the house is charcoal and white, inside and out. We have had so long to prepare that it only took about three hours to complete. I havn't got final pricing back yet but I know we spent over $9000 just on electrical changes alone! A lot of this price is downlights in the concrete ceiling though... I can't wait for things to start now as I can almost envision it. We upgraded most items prior to pre start though so that cost is built into our contract. Now I need to organise flooring and a boundary wall, any suggestions? Stressed 'N Confused Re: 2 storey on a narrow lot in Perth 31Jul 05, 2010 2:58 pm excellent news maylands is cool! my friends have just built a house in landsdale and there theme was charcoal and white and the house is gorgeous! I cant wait to do our prestart but settlement for our land is not until next monday...so the waiting game begins! we actually did the same thing as you, we had john price up and include alot of our upgrades in our contract. so what will come next for you? are you plans in with the council ? or has this already been done! We are still waiting for our plans back from drafting but Suzie has said it will be this week. Once we have the plans back we sign off on them then off to council for 2 - 8 weeks! Kerdels contract states building will begin 45 days after council has given the ok. I will keep you posted as things progress. Stressed 'N Confused Re: 2 storey on a narrow lot in Perth 33Jul 23, 2010 3:47 pm Yep our land settled on the 14th of this month! We where told we cant do our prestart until the plans where with council which is meant to be going in end of next week at the latest. They said to us it usually take 4 weeks but with a bit of begging on there behalf some go through quicker! So im hoping ALOT of begging will be taking place he he. Im pretty sure we will be in for prestart in the next two weeks, fingers crossed! i bet you our plans will be sent to the council at the same time! We did not go ahead with the build with *, we had a few issues that could not be resolved so we walked. After a few months away from dealing with builders and all things housey we again went in search of someone to build our new home. We have decided to build a custom single storey with ContentLiving at a price difference of approximately $200,000. We have pre-start on Wednesday and just sold our current home in Ellenbrook today so things are a little hectic at the moment. I will continue to post in the forums as this new building process takes shape. Stressed 'N Confused Re: 2 storey on a narrow lot in Perth 37Aug 13, 2011 1:29 am Sounds exciting! Good luck with it all! I know what you mean by Ellenbrook, I remeber 5 years ago it seemed so nice! and clean, and quiet - now its full of riff raff! I drive thru ellenbrook to work each day and we live ten mins from ellenbrook. Looking forward to updates Our House Thread: viewtopic.php?f=31&t=50042 Thanks again for this information. If you do hear anything different, would be great to know 4 8241 dimensions on your original plan are inconsistent and with accurate dimensions (including site plan, upstairs and down) i could make a proper scale drawing with furniture… 3 7513 So it looks like we finally have some movement on site!
