It will make a great investment We're building in bayswater, on a narrow lot too but single storey. I have seen APG do a lot of double story places that look great. We had a really hard time finding a builder to build on our block and even the architectural design was challenging! But I think we did well for what we had We just laid our slab. The biggest problem we have encountered is that project builders eg. Broadway Homes, APG etc charge the earth if you want to change their plans. We had a meeting during the week with a small-scale builder and were very pleased with the outcome. Without working out exact figures we will save at least $50,0000 by going through a smaller company. I am open to advice of any kind though - thank you. Caledonian ave.. how very special it was! How could I forget the dead body that was dumped at Coles.. or the shooting that was a few streets over Or the time our car got graffiti'd (wtf is an "inact dog" anyway ? haha).. or when we got broken into. All jokes aside (tho the above are true stories) was the most convenient place to live! 10mins into town.. right on the train line.. half hour to the coast.. just make sure you have a lock up garage - AND A BIG DOG !! In a few years when all the riff raff are gone because its too expensive.. it will be a great area good luck finding a decent builder ! Will watch with interest! We built our first home in Ellenbrook, when we first moved here most people didn't even know where it was. Since then in our small street of approx 50 homes there has been; a murder, grevious bodily harm (stabbing), break ins and most recently 4 guys on the run from the police running through back yards. I think (hope) Maylands will be a better area in the future whereas Ellenbrook is getting worse by the week. We are banking on Maylands increasing in value as we are spednding alot of money on this house and land. I will post any new developments as they happen. Sure there's lots of flats in Maylands, but its so close to the city and river and the 'characters' add to the 'inner city' experience . New 2 storey homes sell for 700k minimum around there so you're definitely going to have a great asset at the end of it. Our block is 12m wide but nearly 40m long so we didn't need to go two storey which kept the costs down. I think a smaller builder sounds like the way to go for you, and hopefully they'll be more flexible about what kind of fittings and fixtures you can have ~*~Moved in on the 16th April 2011~*~ Re: 2 storey on a narrow lot in Perth 8Oct 17, 2009 12:50 pm Hi Zoe's Mama, yes we are down the river end of Caledonian Ave - it does seem nice. There are blocks of land within 500m of where we are selling for 2 -3 million so my 700,000 ish for hose and land is modest by comparison. Our block can accomodate a single storey home but we are very particular in making sure we have a large outdoor kitchen and pool, to allow room for these we are going with the two storey. Another old block opposite us has been divided into 4 lots ranging from 268m square - all have two storey plans included. We were originally looking in Bayswater area but managed to find our block in the same price range. I am looking forward to the character of the area instead of Ellenbrook where everything looks exactly thew bloody same. Thanks for showing intrest, we will chat as the process goes on... Maylands is full of 'character' haha nice buy ! the house next door to us was a 3x2 townhouse (there was a block of 4 .. all matching) with double l/up gge - sold for just over 600k. The couldnt have been any larger than 400m2 - and that was 12 months ago. So I rekon you have done really well ! No suburb is perfect especially Maylands we have low crime here compared to other suburbs. (especially Maylands). I personally don't like Maylands I always thought it was where the drugies live. Maylands...one of the few suburbs in Perth to achieve positive growth (3.8%) in the last 12 months Linney, E'brook probably is fine if you are raising kids. Re: the suburb debate, one man's burns beach is another man's balga When I was growing up tuart hill and osborne park/glendalough were where the druggies lived. Now look at 'em! I've always preferred to live more inner city because I like the cafe strips and shopping in the city on Sundays, but many people couldn't care less. ETA My first rental was a huge old share house on bulwer st, near the hyde park hotel. Very lovely down by the river but unfortunately too expensive! It's a lot of money to, if you'll pardon the pun, sink in, are you sure you'll get a return on it? What about looking at putting in a spa instead in a nice pergola/outdoor area combined with some solar preheating for the spa water? Much cheaper to put in and possibly more attractive to a wider group of buyers? The block was approved to be subdivided in to three blocks with the original church hall to be demolished. Our new neighbors to be bought the two blocks with the church hall which they intend to renovate as their home (very nice if done well) The problem with this is now an engineers report is required on the building and meanwhile it is still considered one lot, hence no land titles. The Good...by the time we get our titles we should be ready to submit building plans. We think we have found a builder that can build what we want for our budget. We currently are playing with a plan that includes everything on our wish list so no complaints yet. We will be including an outdoor kitchen and pool although the pool will be a small courtyard type (4.8 x 2.9m) The basics of the place are; 3 bedrooms (2 master bed with en suite, one up stairs one down) Study 3 Bathrooms (2 en suites) Open plan kitchen, living and dining leading to outdoor kitchen Sitting room leading to large balcony at front of house Lots of storage The only thing we have had to sacrifice is a home theatre but I think we will get much more use out of the outdoor area. We have no children and enjoy entertaining. We too are building on a narrow block in the northern suburbs. We are just looking for a builder and would be grateful for the name of your builder and the progress. Our block is 307sqm with a 10m frontage, rear laneway entry. We would prefer to go with a smaller builder. Cheers and hope to hear from you soon. We have been able to design a "one off" home for under $400, 000. We are all but finished with the design and picked up our first lot of drafted drawings last week. We are still waiting for land titles although I am told it will be in the next week...we'll see. Kerdels were very easy to talk to and the person we had all contact with for the design process is also a part owner in the company. The house was designed with our budget in mind and we were not pushed one way or the other, we were able to make all desicions. Although we came in under $400, 000 we were able to achieve most things on our wish list. It will be a very "high spec" home, 300 square metres with large outdoor kitchen. I will try to post the house plans soon. Have you spoken with any other builders, I came across many that would build what we want but were $50, 000 - $150, 000 more expensive! I just went for coffee on 8th ave with my mum and daughter and yep, it was cool We're waiting on unconditional bank approval (had to ask for a bit more money due to retaining walls on both sides ) but the broker said it was looking positive. After that we just need to move out and schedule demolition -gee if only it was as easy as I made it sound just then I'm getting tired of all the waiting, I wanna start already!
