Re: the suburb debate, one man's burns beach is another man's balga When I was growing up tuart hill and osborne park/glendalough were where the druggies lived. Now look at 'em! I've always preferred to live more inner city because I like the cafe strips and shopping in the city on Sundays, but many people couldn't care less. ETA My first rental was a huge old share house on bulwer st, near the hyde park hotel. Very lovely down by the river but unfortunately too expensive! Maylands_is_cool but we are very particular in making sure we have a large outdoor kitchen and pool This is just my opinion, but do you think it is wise including a pool? It's a lot of money to, if you'll pardon the pun, sink in, are you sure you'll get a return on it? What about looking at putting in a spa instead in a nice pergola/outdoor area combined with some solar preheating for the spa water? Much cheaper to put in and possibly more attractive to a wider group of buyers? The block was approved to be subdivided in to three blocks with the original church hall to be demolished. Our new neighbors to be bought the two blocks with the church hall which they intend to renovate as their home (very nice if done well) The problem with this is now an engineers report is required on the building and meanwhile it is still considered one lot, hence no land titles. The Good...by the time we get our titles we should be ready to submit building plans. We think we have found a builder that can build what we want for our budget. We currently are playing with a plan that includes everything on our wish list so no complaints yet. We will be including an outdoor kitchen and pool although the pool will be a small courtyard type (4.8 x 2.9m) The basics of the place are; 3 bedrooms (2 master bed with en suite, one up stairs one down) Study 3 Bathrooms (2 en suites) Open plan kitchen, living and dining leading to outdoor kitchen Sitting room leading to large balcony at front of house Lots of storage The only thing we have had to sacrifice is a home theatre but I think we will get much more use out of the outdoor area. We have no children and enjoy entertaining. The biggest problem we have encountered is that project builders eg. Broadway Homes, APG etc charge the earth if you want to change their plans. We had a meeting during the week with a small-scale builder and were very pleased with the outcome. Without working out exact figures we will save at least $50,0000 by going through a smaller company. I am open to advice of any kind though - thank you. We too are building on a narrow block in the northern suburbs. We are just looking for a builder and would be grateful for the name of your builder and the progress. Our block is 307sqm with a 10m frontage, rear laneway entry. We would prefer to go with a smaller builder. Cheers and hope to hear from you soon. We have been able to design a "one off" home for under $400, 000. We are all but finished with the design and picked up our first lot of drafted drawings last week. We are still waiting for land titles although I am told it will be in the next week...we'll see. Kerdels were very easy to talk to and the person we had all contact with for the design process is also a part owner in the company. The house was designed with our budget in mind and we were not pushed one way or the other, we were able to make all desicions. Although we came in under $400, 000 we were able to achieve most things on our wish list. It will be a very "high spec" home, 300 square metres with large outdoor kitchen. I will try to post the house plans soon. Have you spoken with any other builders, I came across many that would build what we want but were $50, 000 - $150, 000 more expensive! I just went for coffee on 8th ave with my mum and daughter and yep, it was cool We're waiting on unconditional bank approval (had to ask for a bit more money due to retaining walls on both sides ) but the broker said it was looking positive. After that we just need to move out and schedule demolition -gee if only it was as easy as I made it sound just then I'm getting tired of all the waiting, I wanna start already!
