I ve been reading a lot of other peoples blogs and stories over the past few weeks.
As my wife and i have just started to build our 2nd home i still have a few questions.
As you can tell we have selected Eden Brae Homes, it was an easy choice based on aesthetics and layout
We are building in the Hunter Valley at Morpeth, after seaching for months we found a block and next thing you know we are off and racing.
Pre tender selections is our current stage with a tender pres booked in next week. (moved along quickly - I asked to shorten the process from 3 to 2 weeks and they did)
However I was not present at the soil test or survey .. Is this an issue?
The developer lives only a few houses away and said that there will be no issues with soil samples, so if they (EBH) raise any i will challange this.
I hope i get a good SS, i deal with contracts all day and i hope that we can stike a relationship that works without trying to use the contract as a tool for poor managment on there part all the time. My last build went so smooth apart from some rain. I took the time to get to know the guys and even droped of a few cold incentives every now and then.
It seem that building in NSW is a bit diff to my Nth Qld Build. - ( with Gemini Homes in Mackay i found very few variations and a lot of options were inc in the tender budget etc)
But with EBH the main Question that i have now circulates around variations....
How many did people get stung with between tender and construction starting.
For example i am considering adding an additional budget in the tender for Kitchen upgrades $$$$??, $3000 for elec upgrade, etc
What do i need to add for tile upgrades (exmaples would be graet)
Or should i wait till after the tender and then slowly add these costs as we go foward and select them?
