We bought in Stage 6 and put a deposit in Sep 09 and the titles have still not been released. Today they told us it would be Nov 2011. They are useless and can never get a straight answer from the developers. Re: Mosaic Living 12Apr 14, 2011 10:02 pm Hello. We bought Stage 7 in April 2010 and finally settled in March this year. On top of the headache of settlement promise dates, we found out this week that we have to pay a Design Committee fee to the Developer's Architect to approve our building plan. This is not mentioned on our contract and we would have thought the Developer would cover this cost as they are the one hiring the Architect to make approvals? Does anyone have this issue? Re: Mosaic Living 13Apr 21, 2011 3:51 pm Hi Bill&Jackki, Wow, only 11 months?! Well like I said in a previous post, we placed a deposit in Sep 09 and are still waiting for settlement. We were told last week that it would be further delayed until Oct 11. I mean, come on, what a joke! I don't think I have ever heard of anyone having to wait for 2 whole years to get 600m2 block of land?! It has gotten to the point that I am calling the estate and their lawyers every 3 - 4 weeks for an update. They are completely incompetent - they are blaming everyone (Yarra Valley Water, the Council, the heavens) and shifting blame everywhere except on themselves. We will hopefully one day own some land there. But I would certainly not recommend dealing with these developers to anyone. It is completely unprofessional being given 7 or so different settlement dates and being completely let down on ALL cases! If anyone asks me for some feedback, i basically tell them to completely avoid Mosaic and shift across to Carlingford. They seem to be steaming through their developments. much more professional and reliable. I haven't heard of anyone having to pay for the developer's architect. I know a few people that have had their plans approved (including myself) and that's the first I have heard of it. I would look into it a bit further if I were you. Keep us updated on your progress. Did you pay the $5000 bond for landscaping? We are so confused about the Design Review Committee fee, even our builder was surprised that our application got refused until we pay for the fee. We bought the land through a real estate agent, wonder whether that has anything to do with it? We will try and dispute the fee but highly doubt it would be refunded. I'm amazed that you're in Stage 6 and they've yet to release your land. It is not looking good as we were quoted 29.5K for provisional site costs We have a lot of rock - as CH says. I will be following your build - you have chosen a nice house. We would have built The Prominence too but our block was not deep enough....only 28.16mt deep. WHAT WAS THE DEVELOPER THINKING??? Worse still - what was i thinking when i bought it? Anyway - Is your site costs fixed? Your block's 28m deep. Minus 4m front setback and assuming 3m back easement. This leaves you with 21m to play with. The Prominence is 20.14m. Looks like you may still be able to get it.
