We bought our land in stage 1 at the launch June last year. After a long wait, we are will final settle the land next Tuesday. We were told the long delay was due to coouncil permits for roads and sewage... so they say! If you're in stage 6 then you might not get your land until this time next year at the rate things ae moving... when is the proposed date for your land settlement? Did you buy the land direct from the developers or from the real estate agent? ---------------- upgraders Bel-Air 37 : Contemporary Fascade (Major Interior Makeover) Re: Mosaic Living 5Nov 20, 2009 10:21 am Hi, Congrats - finally. Our lot is supposed to settle in June next year but who knows. Have you had soil tests? As the land isn't subdivided yet, we are not able to get soil tests done. We bought direct from the developers through the sales office there at the estate. What telecommunication lines are they placing at the estate? I asked about fibre optic cabelling (which is the latest in technology) and they said that the estate is set up for that technology but it is up to the council to decide whether or not they want to install it. Do you know what you are getting? Re: Mosaic Living 6Nov 24, 2009 5:51 pm Hi We officially settled today... after many broken promises they finally delivered the goods!!! your settlement might be on time as the progress on stage 2 is moving a lot faster than stage 1... The area has optic fiber cabelling and has been approved by telstra. My husband thinks that it will run on it as they wouldn't spend that much money installing and setting it up and not using it. so fingers crossed it will run on the new technology? Have you consider a house plan or builder yet? ---------------- upgraders Bel-Air 37 : Contemporary Fascade (Major Interior Makeover) Re: Mosaic Living 7Nov 25, 2009 3:50 pm Good news, congratulations! Thats great news regarding the fibre optic cabelling. As you said, fingers crossed. We are currently shopping around for a builder and so far, urbanedge homes are our favourite. How about you guys? Have you submitted a design to the design approval board? If so, how was that? Did it go through without any issues? Re: Mosaic Living 8Dec 05, 2009 8:43 am De2mac Good news, congratulations! We started in July but yet to start construction. Delays in land settlement was the major issue. There is just one more hurdle we have to jump. Because our land is on a slight slope and our garage is on the higher end of the land, we have to request our neighbour to approve the extra 200mm high garage. Once and when our neighbour decides to reply and approves, then we need to go to the Whittlesea Council pay a fee, 3-4 weeks later we get the confirmation, then get this confirmation letter to the builder, after that the builder then apply for a building permit, 2-3 weeks after builder receives the OK, then 2 weeks further construction starts. On top of that, Big M and Council closes for the Xmas New year break, additional 2 weeks....hmmm looks like start building in Feb 2010. ---------------- upgraders Bel-Air 37 : Contemporary Fascade (Major Interior Makeover) Re: Mosaic Living 10Feb 07, 2011 12:34 am Hi, I am about your new neighbor at the end of this year on early next year.. I just wonder since there is not many update in this area since 2009... hope it say hi to all of you : ) == MY First house ... my first journey...!! Re: Mosaic Living 11Feb 16, 2011 5:05 pm Hi Theeded welcome, which stage have you bought in? We bought in Stage 6 and put a deposit in Sep 09 and the titles have still not been released. Today they told us it would be Nov 2011. They are useless and can never get a straight answer from the developers. Re: Mosaic Living 12Apr 14, 2011 10:02 pm Hello. We bought Stage 7 in April 2010 and finally settled in March this year. On top of the headache of settlement promise dates, we found out this week that we have to pay a Design Committee fee to the Developer's Architect to approve our building plan. This is not mentioned on our contract and we would have thought the Developer would cover this cost as they are the one hiring the Architect to make approvals? Does anyone have this issue? Re: Mosaic Living 13Apr 21, 2011 3:51 pm Hi Bill&Jackki, Wow, only 11 months?! Well like I said in a previous post, we placed a deposit in Sep 09 and are still waiting for settlement. We were told last week that it would be further delayed until Oct 11. I mean, come on, what a joke! I don't think I have ever heard of anyone having to wait for 2 whole years to get 600m2 block of land?! It has gotten to the point that I am calling the estate and their lawyers every 3 - 4 weeks for an update. They are completely incompetent - they are blaming everyone (Yarra Valley Water, the Council, the heavens) and shifting blame everywhere except on themselves. We will hopefully one day own some land there. But I would certainly not recommend dealing with these developers to anyone. It is completely unprofessional being given 7 or so different settlement dates and being completely let down on ALL cases! If anyone asks me for some feedback, i basically tell them to completely avoid Mosaic and shift across to Carlingford. They seem to be steaming through their developments. much more professional and reliable. I haven't heard of anyone having to pay for the developer's architect. I know a few people that have had their plans approved (including myself) and that's the first I have heard of it. I would look into it a bit further if I were you. Keep us updated on your progress. Re: Mosaic Living 14Apr 21, 2011 6:12 pm Hi De2mac, How'd you get your plans approved without being settled yet? We had to wait for our title before our builder could lodge for Developer's Approval. Did you pay the $5000 bond for landscaping? We are so confused about the Design Review Committee fee, even our builder was surprised that our application got refused until we pay for the fee. We bought the land through a real estate agent, wonder whether that has anything to do with it? Re: Mosaic Living 15Apr 22, 2011 11:23 am Hi guys, yeh I do think the fact that we bought it directly from the sales office has made a difference. Like I said, useless! That's really strange about the design review committee fee. I have not heard of that before. So they won't even look at the plans until the fee is paid? How much are they asking? Let me know how you go. Re: Mosaic Living 16Apr 23, 2011 12:28 pm De2mac Hi guys, yeh I do think the fact that we bought it directly from the sales office has made a difference. Like I said, useless! That's really strange about the design review committee fee. I have not heard of that before. So they won't even look at the plans until the fee is paid? How much are they asking? Let me know how you go. They wanted an extra $825 to look at our plans. We were forced to pay the fee to avoid further delays. Seriously is a joke. We will try and dispute the fee but highly doubt it would be refunded. I'm amazed that you're in Stage 6 and they've yet to release your land. Would have thought stage 6 would have priority over stage 7. Re: Mosaic Living 17Apr 28, 2011 6:24 pm Hi Bill&Jackki We are in stage 2 of Mosaic Living and wanting to build with Carlisle Homes? It is not looking good as we were quoted 29.5K for provisional site costs We have a lot of rock - as CH says. I will be following your build - you have chosen a nice house. We would have built The Prominence too but our block was not deep enough....only 28.16mt deep. WHAT WAS THE DEVELOPER THINKING??? Worse still - what was i thinking when i bought it? Anyway - Is your site costs fixed? Did you soil test say you have rocks close tot the surface? about 200mm CKR Re: Mosaic Living 18Apr 28, 2011 10:16 pm Our site costs have been fixed but only after soil tests were performed. Your block's 28m deep. Minus 4m front setback and assuming 3m back easement. This leaves you with 21m to play with. The Prominence is 20.14m. Looks like you may still be able to get it. Re: Mosaic Living 19May 08, 2011 7:15 pm Hi B&J Thanks for sharing your site details. Its good that your site did not have much rock compared the mine. Let's us know how you go with getting the $825 back I wasn't aware of this but will ask the question at the land sales office. CKR Thanks CKR, I would be interested to know what the sales office tells you about the $825 for the Design Review Committee. They refuse to talk to us as we didn't buy the block direct from them. Bought it through a Real Estate agent (2nd owners). Bill. I would be wary. Is you site demilished but nothing else done? Sounds like liquidity problems to me. Our builder did the same.
