The owner builder has had no contact with any of the trades on the site and has been instructed verbally not to talk to any of the trades as they may confuse them. this is not in writing though. If the owner builder had no contact with the trades for the building would the project manager be the principal contractor? I would expect by hiring a PM to manage the build, even though they are acting on your behalf, to take on those responsibilities. If you need to pay for a project manager you would be well advised to just engage a builder who would take full responsibility for the build.
