Browse Forums Building A New House Re: Building With Burbank 21Oct 17, 2009 6:12 pm Ceiling fans are about $300...I wouldnt like your chances providing your own as Burbank dont permit you to use anything they have not provided them selves...OHS and warrantee issues I believe... Alfrescos if have a pillar are standard stuctural concrete, as standard...I personally prefer the concrete, as you can tile later as the decking gets weeds and rubbish under it and it dates quickly...you can clean the concrete if you spill your BBQ gunge but it will all go under the decking if you spill the gunge on decking...my thoughts... Colours: Add extra down lights, and power points..Make up lights over vanities..(wish I did) Add extra TV points then and there, mcuh cheaper than calling out a tradesman later... Infills are not all that common. Maybe one in 20 houses are sold that way. The additional cost is for the metal lintels which support the bricks over the windows, (otherwise how do they brick there??).... I know there has been a price rise but I hope they aren't messing around with the cost base. The draft plan I have been given shows "Feature Awning" over what I think are windows that open and "Fixed" over windows that don't open. Was told Feature Awning = brick infill. Another question to sit down and discuss with the Consultant. To date our Consultant has been very good. But you certainly need to look hard and long at what goes on plans. The more I dig into this house building the more complicated it gets. Feature awning windows refers to the facade windows which are brick above windows. The cememt "coloured" infills over windows and doors everywhere else including garage... no big deal, most houses are done that way, have a look at the new estates... Re: Building With Burbank 31Oct 24, 2009 8:33 am Hi All, We are also building with Burbank. Our estate covenant states a minimum front set back of 5 meters but according to the res code we must be set back as far as our only neighbour who chose to set back almost 7 meters! If we set back this far our front yard will be bigger then our back yard… I think we’d have a good shot at getting council to approve a permit to reduce the set back to at least 5.7 meters. I have to speak to Burbank in more detail on Monday but as of yesterday they didn’t seem keen on the idea! Has any one else had a similar issue? Just want to be as prepared as I can be for Monday. Councils also have min set back so suggest you do as you said and negotiate with Council. Good luck, best wishes. Re: Building With Burbank 34Oct 27, 2009 3:52 pm You dont need neighbours approval to build the garage on the boundary but you will need to ensure the guttering does not overhang onto the neighbours side of the property. You can pay extra to have the guttering stand upright (so no overhang) or you can offset the gargage 150mm (the width of the guttering) so that there is no overhang.... Call them at the Edge and ask prior I found them all to be really friendly and helpful! Not sure if my situation is different as I did things a bit back to front… I signed contract over a month ago but my contract did not include colour selections or plans. I’m still making changes and I’ve made a lot of changes but I guess that’s why I’m still waiting on final plans, and I guess that will have to stop when I eventually sign off on the plans. Just a few tips for colour selection Contact the edge and ask them for a copy of your electrical plan so you can work on this before hand. Contact Boral and ask them for a list of addresses near to you so you can look at brick choices ahead. Take a camera and photograph every thing! Have a look at this post it relates to the Laundry door. I checked my plan this morning and mine was exactly the same! I took photos of every thing! I got the details and just went to those places and got some samples.
