Browse Forums Building A New House 1 Oct 06, 2009 3:19 pm Hi all, I am currently in CC stage to building a torrens title duplex in Epping (Parramatta council) which was DA approved one months ago. I've hit road block in regards to subdivision boundary and windows. My duplex has a staggered design where right duplex is about is pushed back roughly 13m to allow for double garage for both sides. Because of this the subdivision line runs along the wall of left (front) duplex. My PCA has pointed out that any windows onthis wall will have to be fire rated as it is directly on the boundary. I've got several options according to my current PCA: 1. Install fire rated windows adding significant cost to construction. 2. Alternate solution by level 1 PCA, again a significant cost. 3. Redraw the subdivision line so that it is 900mm away from the wall. Which require section 96 approval at relatively lower cost. Any suggestions? Thanks in advance. I looked into them they other day for a boundary wall but my DA approval has no windows on bndry wall so decided againsts as i didnt want to deal with council S96. I know that sometimes they look a little dated but there are a few styles. I would prob put a fire rated window to avoid council again - time is money. Good luck.
