Henley makes good houses. BUT from my experience - they are **** at customer service, and they do not really care too much about what you want unless it is an easy process for them to agree. Our build has been a nightmare - but at the end of the day, the house is coming along well; and that's what we have to live in. It just seems crazy to me that I get better service from a waiter who I'm buying a $40 meal from, than a company who is getting hundreds of thousands of dollars.... I do not know what the other builders are like in relation to customer service - but it's been that frustrating that I wouldn't reccommend Henley to friends or family. But later I realised no builder will have good review (as only people had bad experiences do post them). I browsed a lot before choosing a builder and then I realised that should you love the plan and go ahead with them. In my case, I'm happy about the plan and options etc., but my ss is not that good and dragging me for a week to pay my deposit. Still, I'll go with them (b'coz I love the plan and the price) I'm planning to change my ss and pay the deposit 2morrow. In the same website (product review) the very first comment by a surveyor is good. Its ur house, keep on monitor them and see what they're doing. That's great news We're going for a 'mostly greys' neutral theme because I love that you can choose a colour to make it 'pop' (I.e. have coloured vases, cushions, etc) and you can change your feature colour easily and inexpensively whenever you get sick of it. I went through the new Henley displays at Mernda on Sunday (stickybeak ) and I still like it just as much. With your carpet, shop around - don't skimp on quality, but don't be talked into the most expensive either. Start doing your research soon, look at different carpets, talk to sales people and find out what to expect cost-wise. We had 130 square metres to carpet and after trawling around through every discount carpet place in the northern suburbs, we ended up back at a small family business that's done work for us before. Their quote was within $100 of the cheapest, and included pure wool carpets, top-class underlay and laying. We got our 130 square metres installed for just over $6000 and 100 square metres of laminate floorboards for $4000. The builder would have done tiles and carpet for around the same total price, but the tiles would have been a limited choice and the carpet much poorer quality, unless we upgraded and spent a lot more. Doing it yourself is a bit of a hassle, but worth it to save money and get exactly what you want. Good luck with your build - post lots of photos please! We came up with few queries in the contract...(not very much clraified....still signed up) The queries are, 1. Why circuit breaker is not under standard inclusion? Is it not that essential to a house? 2. All appliances installed after completion....after keys been given to us...So if something happens to the floor or cause any damage while insralling the appliances...how will be responsible for this...Henley said..."there will not be any issues" Have you guys got these queries, Please share your opinion. Regards George Hi George, Unfortunately it is hard to suggest what site costs would be as they depends on soil tests - whether there is rock, what sort of soil and how mucht he sit cut needs to be, it will also depend on how big the retaining wall will need to be! Moreover, they are running over the contract completion date of 290 days by almost a month. Will not suggest them to even my worst enemy. I suppose it depends on which staff you deal with as to how smoothly your build is. We had a great build with Henley and mved in 20 weeks after start date approx 140 days into our 290 day contract! We have been here over a year now and only a few minor issues had to be fixed at 12 month maintenance! My MIL is almost finished building with Henley just recieved her final invoice and is only 15 weeks into her contract and has had only minor issues like the extra tap not being put in where she asked and the lack of communication from the CSC and SS. On two occassion I received the invoice when the stage was not even near to completion of that stage. They had to re issue the invoice 1 month after first invoice when they actually reached that stage.
