Browse Forums Building A New House Re: Anyone Flying SOLO?? 181Oct 07, 2009 6:44 pm I had a bit of a laugh at the exchange a few pages back about mothers...... I'm building with mine. I'm in no-mans land. I'm not SOLO like you guys, but I'm not building as a couple either. May as well be on my own, and in many ways I am. I've been left to make most of the decisions, but with the added responsibilty of making them for someone else. And with (partially) someone else's money. Has made it very, very stressful at times. I don't have that sense of accomplishment about "doing it on my own". People think I'm being handed something even though I'm borrowing as much as I would have to buy a flat. I know that when it's finished I won't have that feeling of "WOW..... I did this" that Lisanne had... and that you guys will have. But it also won't be a "We did this moment" like the couples have. But to be honest, I feel like I'm on my own. I did all of the pricing and the research and the display home leg work... Mum is very non-plussed whenever there is a milestone... there's no-one to share those "moments" with. My bf has been pretty good at pretending to care, but he builds houses for a living.... how excited can he be really when it's not his? I can honestly say this process over the last few years has been the loneliest I've ever felt in my life. I leave you to fend for yourself, figure things out yourself. You have an initial meeting with them and tell them what you are looking for and then they advertise the dinners on their website and they set it up for 3 guys and 3 girls to go to dinner together who they think could be matched, eg personality etc. Was a little bit expensive to join, but when I work at home and have kids most of the time, couldn't think of any other ways I could meet someone. With mine, my building contract is $190,500 out of that, the bank is providing me with a loan of $160K, therefore I needed to come up with $30,500 of my own money (well the governments money lol). If you go via the correct process, what will happen is the bank would have used part of the grant money to pay for the slab invoice and you should get the remaining balance back. I think my slab invoice was around $19K so instead of the builder getting paid from the grant money, my loan was drawn down for the invoice amount and the grant money was paid to me. When I got the invoice for the frame stage, I had to contribute the remaining balance of monies that I needed to put in (which was around $20K) and then the bank will pay the builder the remainder amount owing of the frame invoice. The reason why the loan payments didn't go up, is because we didn't draw down on the loan. Once a drawdown happens and the amount that you've drawn increases, the repayments/interest increases. Remember you will only pay interest (interest only) until the loan is fully drawn, once that's occured it will revert to principal and interest payments. (that is if you haven't asked for interest only for the first couple of years) I hope that made sense... only had a couple of hours sleep last night so it may not be the best thing to be explaining stuff.... hehehe, I seem to be working here more then I am at work lol Miffers you're amazing. I'm sorry to bug you with questions but you provide comprehensive and clear answers. I never realised we only pay interest until the loan is full. Did you only get a few hours sleep because of us. We had six people on afternoon shift. We could play cricket, then go home. The others got redistributed around the organisation. Joles you ARE one of us. I think we're all s**t scared that our house will be built and we won't feel a connection to it. At what point does a house become a home, our home. I think Lisanne is a great example for all of us. She really had to push through to see her house through to completion. I don't know for sure but I believe its about what we invest in a house that makes it a home. Money is the least of that investment(maybe the scariest though). It's every night we lose sleep worrying, every choice. The position we put ourselves in a very vulnerable one especially when there is no-one else around physically to share our stress as well as our excitement. Stick with us Joles, we'll even out the low spots and help you celebrate the highs. Gravity. Its the law. I'm worried that the house will look crap because of my crappy *style* skills, and i'm really worried that i'll move into this new house and it won't feel like *home*.
