Browse Forums Building A New House 1 Sep 29, 2009 11:06 pm Hi all.. i am currently choosing for a house to build on the block of land that i put a deposit on.. the size of the land is 16m x 30m and the Alamanda design guidelines requires that "Dwellings on lots above 500m2 must have a minimum floor area of 170m2 excluding garages and verandahs, with a front setback of 5.0m to 6.0m.." i was thinking of the S's Flagstone 2200 or the 2150 but S's website only shows the total sqm or sq and dimensions of each room and garage.. this may be a dumb question but how do you know the house area? Also, based on the quote above, does this mean that if I put an outdoor area or alfresco, it would count into the house area? really need your answers since this two houses might be the only houses i can afford and i might need to take back my deposit if they don't comply with the guidelines.. thanks... So I did the submarine move and chucked an alfresco on the plan Re: house "too" small for the block 3Sep 29, 2009 11:20 pm I had a quick look at the Flagstone 2200 on the website and it looks as if this house is 205.97m2 if you deduct the garage area of 5.51m x 6.00m by my calculations this house (excluding garage) is 172.8m2? Which seems the perfect size even without the alfresco. You'll find it's a minimum amount of living area. Unfortunately they don't count Garages, Alfrescos etc. Easiest way would be to have a chat with the builder your looking at the find out how far off the amount of living area you are, and how much it would cost to enlarge the house to suit. One thing to keep in mind is the cost of enlarging the house vs the cost of getting the next house up. IE small house at 150k + 15k to enlarge the living area next level house at 165k which already meets the size requirements Re: house "too" small for the block 5Sep 29, 2009 11:24 pm Find out how much you're missing out by, ask the builder if they can length up or widen a room up just enough for it to be acceptable. Looks like you're either just out by a small margin, or someone has a made a mistake and it should be OK. Re: house "too" small for the block 6Sep 29, 2009 11:25 pm Gee my council does the opposite, it makes sure the houses are not too big by saying you need 25% open space. The flagstone 2150 is 198.6 m2 according to the website, the garage is 6.01x5.52 (hover over garage) so this is 33.18m, so that house is approx 165m2. I know porticos can be included with the m2, not sure about verandahs. This house seems to be 5m2 too small, I dont know whether your council will be that picky, if so, just move one wall 0.5m. MyHomeoneThread Our Oxford22 Blog Re: house "too" small for the block 11Sep 30, 2009 12:13 am i am actually choosing this one or a home and land package one from carlisle which gives me everything (with smart wiring) for around $15K less !!! but on a smaller corner block (12.5m x 34m) and in front of the oval but the sales rep of carlisle is only giving me until tomorrow to put in a deposit to secure that price as they will be increasing all their prices in october... she said that the deposit of $1K is refundable but didn't want to clarify the conditions... ahhhhhhhh... choices choices choices.... i may have to go with the smaller block as I would have more allowance on the budget to spend on furnishings... what do you guys reckon? My advice to you: Don't be pushed into a quick-decision. This decision will pretty much break you into debt for the remainder of your life (unless you're rich, and/or earn a bucket-load!). I would not be putting any money down until I was happy, regardless of threats of price increases. Generally once a deposit is paid the service suffers. Prices are not going to increase alot if at all, especially since the grant is decreasing. I think this salesperson just wants your signature.
