Will be seeing my sales rep Tuesday if you have any questions you want me to ask Re: The CARLISLE HOMES & SPECTRA General Information Thread 4525Jan 05, 2014 9:47 pm Hi peoples Does snyone know, for double storeys if you can remove the rendered bits on the upper level (i believe they use that new Hebel product or similar, can you just have normal brick work instead. Ihear that the Hebel product costs a bit more, so having standard brickwork be cheaper ?? Interested in your experiences... thanks Re: The CARLISLE HOMES & SPECTRA General Information Thread 4526Jan 05, 2014 10:49 pm Alexvi05 Hi All, Do you know if you have put a deposit with CH to lock in a price and a new promo comes up, are you still allowed to take the old price with new promo? any thoughts. thanks My understanding for how it generally works for all builders is that if you want the new promotions then you have to pay the new price and sometimes this forfeits your initial deposit as well. Some people have gotten the new promos without losing their deposit or base price, but those seem to occur on rare case by case basis. Never hurts to ask though - you could be one of the lucky ones! Good luck Re: The CARLISLE HOMES & SPECTRA General Information Thread 4527Jan 05, 2014 10:55 pm I paid the deposit for the last promo last year and I've been told I can swap onto the new promo if I pay the price increase no mention of losing my deposit. They rarely give out discounts because they say their prices are competive I doubt they would give you a new promo on the old price. Re: The CARLISLE HOMES & SPECTRA General Information Thread 4528Jan 06, 2014 6:51 am greatch Hi peoples In snyone know, for double storeys if you can remove the rendered bits on the upper level (i believe they use that new Hebel product or similar, can you just have normal brick work instead. Ihear that the Hebel product costs a bit more, so having standard brickwork be cheaper ?? Interested in your experiences... thanks From my understanding Carlisle use rendered foam rather than hebel but you might want to ask them. If the upper floor level you are referring to is a designated rendered foam area then you will find it has to stay rendered foam as it is a weight issue on the house design. If the area you are referring to is rendered only on specific facades and is brick on other facades then you should be able to remove the render to expose the brickwork. On our house we had a brick pillar that was rendered on the facade we choose but we had the render removed to expose the brickwork and we received a credit for it. You might be able to change the rendered foam to cladding if you cannot have brickwork. Just ask them. Re: The CARLISLE HOMES & SPECTRA General Information Thread 4529Jan 06, 2014 8:07 am New promotion is out, looks like base prices have also risen. More things are included though, so it looks a good deal, will definitely be asking my SC to change me over to the new promotion ... and base price Re: The CARLISLE HOMES & SPECTRA General Information Thread 4530Jan 06, 2014 9:12 am Yes, I agree with you. my soil test and block condition are similar like yours. How much is your site cost? how much for 34 piers? Are you using H slab? Thanks[/quote] Milano 46 Slab Upgrades 385mm H2 class waffle raft slab for P class soil $7,199 Provide 450mm diameter Piers - 34 of them ranging depth from 600mm to 2.2m $3,944 $5,068 500mm cut and 300mm fill over house siting $3,500 fixed price rock removal - some rocks were noted in soil test - area can be rocky where I am. I had other site costs specific to my house - mainly because of direct powerlines on my side of street: $1,046 for non std stormwater connection (footpath paths and kerb need to be redone) $3,000 OHS permit and protection measures due to powerline $2,450 site cage for rubbish in lieu of site bin due to powerlines $5,050 provide crane truck, dogman and spotter due to powerlines $1,016 shadecloth for scaffolding $2,600 material handling charge for double storey in established area due to limited site access $6,600 estimate for traffic management plan - this is a contingency if this is due necessary by council and Carlisle Homes spend the money - I have spoken to the council and they say its unlikely its required as I am not that close to schools and shops - so likely will be dropped but up to council $623 - temp fencing 25.5 metres $396 sediment control barrier $372 crushed rock to driveway area $372 - temp timber crossover Note - had to also pay $950 for additional soil test after house demolition $1,198 for re-establishment survey to identify boundary and the most ridiculous requirement $980 for stake and barricade to front nature strip. But - I had budgeted $50k for site costs for knock down rebuild and ive come under that and hope that I don't require a traffic plan. Was happy with the costs for upgraded slab and piering - I knew the powerlines on my side of street would cost me extra and at the end of the day the builder has to ensure they are not out of pocket and they need to protect their workers and contractors. Most importantly - the site costs are unique to your site - but at least the above gives a guide as to what to expect. Other costs I have had to date are (not Carlisle costs): Demolition of house $13,145 Underground powerpit Jemena $3,442 Electricity abolishment $346 Gas abolishment - $0 Telstra cable removal to pit (mine was underground - not overhead) - $80 - done with a chap with austel licence - didn't use Telstra as they would had charged much more. Who are you using for demolition? I need to find someone for same very soon. Regarding Telstra line, can you PM me contact details of this person please? The old R22 gas has been replaced with R410 - better for environ but the old R22 was more efficient for cooling. All the 240 volt models are now inverter whereas the 3 phase 450 volt units (18kw and 22kw) are still conventional. Re: The CARLISLE HOMES & SPECTRA General Information Thread 4533Jan 06, 2014 1:10 pm I got charged 15.5k for a 17.1kw cooling unit ? Hope this will be ok for a 40sq build Also looking at the specs for the mx and hx heating series, mx has higher airflow compared to hx so I'd say running costs is the only benefit of the hx series, but for higher airflow with heating id stick with the mx series. That's according to specs Re: The CARLISLE HOMES & SPECTRA General Information Thread 4534Jan 06, 2014 1:35 pm Wirepower I got charged 15.5k for a 17.1kw cooling unit ? Hope this will be ok for a 40sq build Also looking at the specs for the mx and hx heating series, mx has higher airflow compared to hx so I'd say running costs is the only benefit of the hx series, but for higher airflow with heating id stick with the mx series. That's according to specs the 17.1 kw cooling unit will be fine for 40m sq home - in fact with my 4 zones a 17.1kw system will be ample for my 46 sq home. seriously consider zoning if you can afford it. I was also quoted $1158 to have an additional 2 zone motors rather than $4k for 4 zones with each having its own controller but I wanted each zone to be individually controlled. The Brivis set up is very technical and their brochures do not do much help when one is trying to understand what they should order. It didn't help that no one in Carlisle knows much about the heating/cooling set up with Brivis. I spoke to Brivis and they gave me a brief run down based on what I told them what I wanted but they stressed that I needed to speak to the actual installers (Dandy Air) to get the right system and set up that I wanted - and I had to do this through my CLE at Carlisle so I eventually got what I wanted but took about 6 trys. Carlisle need to have someone on deck that completely understands the Brivis units so that the client orders the right systems and the right add ons (zones, controllers, etc) and a win win for everyone. the HX unit is different from the MX in that it is more efficient - if you go on specs like airflow etc that are virtually identical but the HX units do the same using less gas - but you pay more for this. Re: The CARLISLE HOMES & SPECTRA General Information Thread 4535Jan 06, 2014 3:55 pm Has anyone gotten Carlisle to install skylights in their home? I'm thinking of putting a skylight in the central void area in the Milano design, was wondering if anyone had installed skylights through Carlisle and could let me know the costs and the overall experience? Re: The CARLISLE HOMES & SPECTRA General Information Thread 4536Jan 06, 2014 5:09 pm Skylights are an interesting point! Has anyone got Carlisle to install a skylight in the garage and if so what size/type skylight and cost? Or is it cheaper to do it yourself after handover ? Interested in your experiences Re: The CARLISLE HOMES & SPECTRA General Information Thread 4537Jan 06, 2014 5:11 pm Hi ubet7 & wirepower Thanks for your responses & costs on Ref Air Con... Has anyone thought of or changed their mind for Evaporative cooling? Interested in that cost for double storey Re: The CARLISLE HOMES & SPECTRA General Information Thread 4538Jan 06, 2014 5:15 pm My sister has evaporative cooling she says it's a waste of money she never uses it as it doesn't cool her house properly she went and had two split systems installed. She says she wish she spend the cost of the evaporative on more split systems. She has a double storey house. I've also heard issue with moisture ruining things Re: The CARLISLE HOMES & SPECTRA General Information Thread 4539Jan 06, 2014 6:09 pm Thanks for all the info! Has anyone got the latest quote for upgrading to 600x600 porcelain polished tiles? Building the double storey 35 sqm tiles on entry, kitchen and family only. Still arguing with hubby if it's worth the upgrade. I want the polished look with very minimal grout space between tiles. Do you guys know if you get from 400x400 standard cat 1 tiles? I'd read as much as I could understand from the Brivis website but of course that doesn't give any idea about costs. Thanks, ubet7! What the difference between inverter and conventional? 0 4986 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6165 You should check your detail drawings, it may show downpipe within brick pier. 14 14120 |
