I reckon it's something of get done later as being in the garage I wouldn't be as worried about concealing the pipe work etc. I'd imagine that CH would charge considerably more. Having said that, I guess if you want the waste going out through the slab you'd have to have it done by CH. Yes, before contracts yes you I second that. You can make as many changes as you want before contract without fees. We even made changes after contract and they were super accommodating and didn't charge us (though it does state they will after contract, so you can't be sure). We have a great CLE so it depends who they are (like everything!). You get final drawings drawn up (usually round the time of the slab pouring) and they use those for everything. Like Nick2k said, they raise them as variations. These are then separate to your contract book. Just make sure you keep a copy of those too so they don't get forgotten. I think these are easy areas for mistakes to happen as they are on a different document, so best to get most of it correct at contract so it's all in one place. PCI booked for 9th September . Kitchen done except appliances. Bathrooms done except mirrors. Facade nearly complete. Final coat due this week. Stone clad pillar 3/4 done. Plumbing done. Elecs done. Painting done except final coat of stairs and touch ups next week. Caret done Timber laminate floors done- NOW HERE IS THE PROBLEM. I am not a builder. Thought I should say that up front. I do not lknow how things are done exept by looking at the finished product. In the display home at Mernda, the whole downstairs was tiled. We chose laminate flooring. They have installed it after the skirting boards and then used quad to cover any messy edges. So the skirting boards are civered almost 1/2 way up with this quad It looks horrible. Someone mentioned it is to allow for expansion which may well be correct but alos no one told us that is how it is layed. We would have much preferred to upgrade to big chunky skirts and put them on after the floor was installed rather than using this quad. Also think they should have told us at Colour Selection to avoid this disappointment. Anyone have any expertise in this area? Cheers. I originally wanted timber laminate floors as I love the look of timber. However when looking throught the Carlisle display homes I noted again and again how ugly the quad was and that I didn't like the look of it, so decided to go with tiles even though they don't have the same 'warmth' as timber, simply to avoid this. I have heard similar stories to yours, not just from people building with Carlisle Homes, but other builders too. If I had done it, I think I would have asked Carlisle to leave the skirting off and had the floors done myself after handover, then added the skirting myself. That clearly doesn't help you, at this time, but just wanted you to know that this seems to be the standard way that Carlisle, and some of the other builders, lay these floors. Ours is too but still a while off I think. I wish you could post photos would love to see I know exactly what you mean with quad. We are having our floor done post hand over so we put in our contract to leave the skirts to downstairs off. We have to paint them ourselves (although our SS is giving us paint which is great) and then our flooring company will put on afterwards. Like someone else said, it doesn't really help now. When we looked into flooring there were two options (around the benches in kitchen - as Carlisle wouldn't let our floorers in to do floor before the kitchen was put in, even though we said we would sign a waiver). Quad is one option and corking is another. This is basically a fancy word for a sealant/silicone that allows for movement. We went with this option as it's flush with floor and hopefully unless you get close up you won't see it. If your boards are neat enough you could remove quad and have that done. The other option may be to reduce the size of the quad. One company we looked at did quad that was really small (it's still quad!) but may take your eye off it a bit. You know most people wont even notice it as much as what you are. They will be too gob smacked by everything that looks great!! And what upgrades would people recommend and is site cost and other expenses negotiable? My land 450m (14 x 32) is flat and my neighbors land is larger than me only spent 12000 on it Thanks everyone Re: The CARLISLE HOMES & SPECTRA General Information Thread 5478Aug 27, 2014 12:12 am As a general guide, everything will be cheaper to do afterwards, but may be inconvienant to do. Had a friend quoted $1400 to upgrade from standard dishwasher to dish drawers. Same dish drawers are available for $1400 outright from Harvey Norman. Easy to do afterwards so you'd put it off. CH charge more for internal door upgrades than what you can buy the door outright from bunnings, but it's awkward to do afterwards. Spend your money on upgraded bricks, tiles, sinks, shower niches etc. Power points are pretty good value from CH, TV points aren't. It's all about working out what you need and what you don't. Upgrading to higher skirting boards is quite cheap and a must do - even with carpet it makes the std size look too small. The quad is is the very reason why we went our own flooring post handover and i dont like the feel of floating boards so am gluing engineered flooring to the slab. One solution though if your happy with floating flooring is to rip the std skirting boards up and replace with much larger ones (MDF skirting board is not very expensive) and then use a quad design that compliments the skirting board and paint the quad the same colour as the skirting board (rather than have timber looking quad - try a sample at bunnings) - i have seen this in houses and it doesnt look like you have used quad at all - works well on colonial type skirting boards. Re: The CARLISLE HOMES & SPECTRA General Information Thread 5480Aug 27, 2014 11:16 am bards Has anyone had CH add a water tank for toilet flushing and if so how much? we got one for about $5100 from memory - connected to 6 toilets - during the build i noticed one of the toilets was not connected to rainwater - so they fixed it up. One pointer though is get the to have a higher slab for the rainwater tank - go one brickwork below weep holes (the legal height you can go) - they pour the tank slab when the pour the house slab and it sits the same height as the base of the brickwork which is very low - but if your concreting down the side - the concreting is normally higher then this so at the moment the tank sits lower than my concrete level for the side of the house. 0 5027 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6229 You should check your detail drawings, it may show downpipe within brick pier. 14 14191 |
