My SC told me that this used to be allowed as long as the tradie had appropriate qualifications, OHS tickets etc. She said though that a lot of stuff was getting knocked off, so the owner of Carlisle put a memo out that said no non-Carlisle employes to do any work from now on. They either want us to build there house or they don't. However, I'd imagine a lot would come down to your supervisor, if you get a good one, and grease a palm or too it might help. I'm keen to do a little bit of data / speakers etc, but will see how I go with the supervisor. Was pretty impressed at the caterpgry one options for flooring, we won't need to upgrade. Even the underlay we will leave as only carpet is in non walking areas so not too worried about it. If I had a carpeted family room I'd upgrade it. Anyhow, a few questions that you guys that have already done colours and tender might be able to help with. 1. Bricks - anyone that upgraded the bricks can you tell me which ones and at what cost. Also how big your house is. Catergory 1 is basically 4 different reads and two creams, but I'd like an option for something. 2. Mosaic tiles, we are thinking of putting a future strip in the ensuit shower, anyone done this? 3. Has anyone had a price done to go to tiles or timber in the hallways? There is more, but I can't think of them right now, too much going on. Cheers Glenn Hi Glenn Whilst we have only had our colour selection day so far, and not our tender, I can tell you that we are 'budgeting/estimating' $3,000.00 to go to Cat 3 bricks (Homestead Tan) with off-white mortar. I think it is about $1,200.00 per brick category upgrade, and $500.00 or so for the mortar. This is for a 26 square house. This is based on other people's advice in terms of upgrade costs, after their tender appointments. We have chosen a mosaic strip in both showers and I am pretty sure our consultant said that they cost something like $150.00 - $200.00 per shower. If you want shower niches (built in storage) in the wall these are $300.00 per shower. I am not sure what you mean about timber/tiles in the hallway - if flooring is included, or you have picked the flooring pack, you get Cat 1 tiles/timber floors included....? Hope this helps? Tash Hi Tash, By flooring in the hallway, I mean replacing the carpet that is in the promotion with timber flooring instead. I like the idea of guest being able to go from entertaining area to toilet without walking nanny carpet, basically we'd only have carpet in the bedrooms and theatre room. I am not sure of how much that would cost, technically you are replacing one flooring with another. If they are both the same category then you would just pay the difference, I would think, if there is any. We have chosen Cat 3 carpet, and Cat 1 tiles, so if I did what you want to do I think I would end up paying less, rather than more, as I would be taking out the expensive carpet for cheap tiles!! Anyway, we are going to build the Randwick 26, the 29 version is on display in Officer. It was exactly what we were after. We were almost set in another builder to the point that we went through the 26sq version under construction as the display was 31 or 32. It was so different it put us off. The Randwick was reduced much better, but by that stage we had fallen for the Cambridge. Only problem with it is the only display is in Melton South, so it's a big trip for us to have a look at it. We wanted the garage on the living side of the house, and we wanted to build in the size displayed. We were almost set in another builder to the point that we went through the 26sq version under construction as the display was 31 or 32. It was so different it put us off. We knew that our garage had to be on the left of the house, and we wanted the back alfresco on the right of the house (as we have a bit of a view over that side of the block) and the Randwick had this. Also, we wanted all of the living area together towards the back of the house (no living room at the front, or open study, etc). Pretty easy selection in the end. Where are you building? We needed the garage and the alfresco on the right so that I can have gates next to the garage into the side year, which is effectively all of our yard, and thus the alfresco on the same side to take advantage of the space. We also have a weird issue where part of our block is not high enough for gravity fed sewer, so we needed to keep the waste pipes on the high side, or pay extra for a pumping system. We still may have to for a bit of the house, depends on what they cut and fill. They are clever to not give you any fixed site costs until tender because by that stage not only have you invested $1000, not so bad, but after colours you have a huge emotionally investment in what you have chosen. Cheers Glenn I completely agree - I could deal with losing $1000.00 but at this stage we are ready to go withe the build as soon as our land is titled and ready. If for some reason they turn around after the site survey and say no, they won't build as our block is too sloped, or something like that, it will be quite upsetting. All the trades are powering along, we are 7 1/2 weeks since the slab was poured and we are 3/4 of the way through the tiling!! I can't believe how quick the are and the quality is fantastic!!! My site manager has booked the house out to completion but is yet to give me THAT DATE... I'm estimating 3-4 weeks. Things left to do is - finish tiling - grouting - shower screens/mirrors - plumbing fit off - electrical fit off - pantry/wardrobes shelving - glass splashback - flashings and timber feature to front facade - top coat of render - garage doors - carpet - site clean and final clean.
