If you don't mind me asking, was there some reason why the CLE came back $7000 cheaper? Did they offer this without any input from you or was it due to some questioning on your part? It's a long story but I'll try make it quick.... we had put a deposit on this block and the engineers plans showed just over 1.5m of fill across 3/4 of the block so an estimate was noted in our sales quote but they wouldn't fix it until ch done a soil report. We then put a deposit on the block and soil test was ordered and came back worse than first anticipated, stating screw piles required 3m deep throughout the slab. Before we were to sign contracts we requested a fixed site cost for this reason and two days before we got the cost of $28k I fell to the floor!!! We then approached the developer at contract signing and they couldn't believe it as the land was compacted to a level 1 compaction, however the soil report stated it was moderately compacted hence why screw piles were required!!! Anyway we proceeded after some negotiating , and the developer one of the higher guys chased this up with ch at he felt he needed to and requested they revise their costs and look at the overall picture not just the soil report. What ever he did or said it must of worked, and I'm very thankful that he did this for us From this process, I think it's impossible for them to fix costs at quote stage unless they have all the property info and soil report etc. they had most of the info when we had ours fixed but when it was revised they had all property info I know the overall figure now but don't know how they came to this cost until tender next week Have ch fixed your costs? Unfortuantely, ours is a knock down rebuild project so won't be able to fix the site costs......but we should get a good idea at tender based on the soil tests. We were originally going to upgrade to smeg - it was costed at $1300 for the upright cooker and range hood was about $350ish I can't remember the exact costs. We choose not to as we wanted to concentrate more on the structural side of things during the build. My partners a plumber so if we want to change the cooker at a later date we can with just the cooker cost. On the site cost though, we had fixed site cost on our quote will this still change on actual siting? Just a bit confused. Hi alexvi05, I believe so but I'm not really sure.... Based on our situation, I think because we had fill and ch didn't have our property info like the site engineering, easement details etc they weren't prepared to fix our costs. I suppose it depends on where you are building, we are in doreen and we have highly reactive clay soils. I just stressed to my cle that I wanted to know our fixed costs before colours so I could upgrade some things without going way over budget. At tender you will be presented your costs, they may change slightly. Every block of land is different. New to the thread! We've had our first tour of Spectra and have our colour/selection day in February. We're not building until end of the year though due to late land title. We're building the Ascot 35 with the new extras promotion package (full butlers/stone throughout etc). The only big question we have at the moment is with the facade. We've chosen one, however, we want to see the dimensions of this facade (i.e. depth of entrance from start of facade to the front doors) and CH won't release this to us yet. Also, we need to know if the walk in robe in the main bedroom is going to work with the chosen facade or not. So far CH hasn't helped us in this area. We really want to figure this out before we go to the selection day so we can be ready with our colour selections etc for the facade. Has anyone else built the ascot or had any experience with having to deal with facades? Any other advice people want to throw at us? Flooring has been a major issue with us. I think we're just going to go with a cat 1 400x400 tile for now. We really wanted to polish the concrete but CH won't let us. My biggest concern is the tiling/tilers they use. We've just had our current house laid with new 450x450 tiles with an amazing tiler. The joins between the tiles is very very thin and it looks great. I'm hoping they can do the same in the new house. What has others experience with the quality of tile laying? Do they cork around the edges (where tiles meet the walls)? In terms of upgrades, we're only doing stuff that is structural or too expensive to change post-build. So additional window/sliding door, alfresco stacking door. We're going standard with pretty much everything else that comes with the new Affinity extras. Thanks! I've been told the oven and range hood is good but the dishwasher is crap. We don't get a dishwasher anyway with out package - we were going to sell it and install our own anyway. We have a SMEG at this place and it's an awesome dishwasher - highly recommend it. I didn't get the dishwasher tho as I want a dishdrawer instead. I had the same cooker in my old home when I renovated the kitchen and never had a problem with them. Otherwise they will have PDF files of your facade of choice with actual house drawings. Keep in mind with polishing after handover. They can put a protective tape around skirts and kick rails. And even if they cause some damage replacing skirts is not that expensive. You can also ask carlisle not to lay the skirts. They then supply but you will have to cut fit and paint. If the kick rails get damage you can easily laminate over to cover the damage. However, NONE of the changes we've made to the plan (additional doors/windows/different walk-in-robe) weren't on the plan. And this is the problem - we're not sure if the walk in robe we want will work with the facade and have no way of telling going by these plans if it would or not. Hm... you're right regarding the post-polish stuff. We had the same issue when selecting our facade, as I wanted the walk in and not the walk behind the bed ones. Our sales consultant told us which facades would work with the walk in robes and we saw that the façade we wanted was included in the ones that it would suit. It should be pretty easy to tell, just make sure your looking at the facades for your specific home design as the same façade name for another home will look different. Just see if there is a window in where your walk in robe would be.
