Browse Forums Building A New House Re: The CARLISLE HOMES & SPECTRA General Information Thread 5741Jan 30, 2015 10:12 pm Hi all, Just had our tender earlier in the week. Beware that their prices for pretty much everything has gone up by about 5% compared to 2014. Good news is that they reduced prices back to 2014 levels for us without too much fuss for things that were in our original quote, in the optional display items in their display homes and items with a price in Spectra. I also had a copy of their price list for a lot of their electrical items so got those reduced in price too. They obviously do not offer price reduction automatically - only when you question the items you think has gone up in price. Re: The CARLISLE HOMES & SPECTRA General Information Thread 5742Jan 30, 2015 10:24 pm This is a question for ubet7 (or anyone else with knowledge about ZonePlus): I ended up pretty much copying the zoning system you have in your house - thanks so much for sharing that with me. CH have come back to me with the following and I just wanted to make sure that this is also what you had in your home. Provide System 4 – Zone Plus including: 4No. Network controllers, 4No. Zone Motors, 2No. Sensors, 1No. 516 Module and 1No. Power Module Zone 1 - Kitchen, Living and Meals (networker to be located central in Kitchen) Zone 2 - Entry, Study Lounge, Guest Suite (networker to located in Lobby near Lounge) Zone 3 - First Floor Bedrooms (networker to be located in Master Suite) Zone 4 - First Floor Activity and Passage (networker to be located in Activity room) Also, just wanting to confirm that each network controller has a temperature sensor inbuilt into it already, as I'm not sure why my quote has 2 sensors? Thanks Re: The CARLISLE HOMES & SPECTRA General Information Thread 5743Feb 02, 2015 12:42 pm VisionsOfMyLife This is a question for ubet7 (or anyone else with knowledge about ZonePlus): I ended up pretty much copying the zoning system you have in your house - thanks so much for sharing that with me. Thanks Network controllers have an inbuilt temp sensor. If your short on cash you dont need to have a network controller in each zone but what this means is you will need to still have a temp control pad in that zone - the beauty of having a network controller in each zone is each cpontroller can operate the other zones - if you went the cheaper option on have a std temp control pad in that zone you would only be able to operate that zone by physically accessing that control pad. Re: The CARLISLE HOMES & SPECTRA General Information Thread 5744Feb 03, 2015 6:39 pm Hi guys. I just wanted to check if if i could just get a rebate on kitchen equipments (upright cooker/microwave/dishwasher) and just have it installed after handover? I was told that CH does not allow installation of my own kitchen equipments.. Or, how is CH in terms of providing quotes lets say i wanted to upgrade my kitchen equipment other than what they have in spectra? Are their quotes fairly reasonable in terms of the mark-up that they would be adding? Re: The CARLISLE HOMES & SPECTRA General Information Thread 5745Feb 03, 2015 8:28 pm They'll charge you way overs for upgrades. You can definitely get the dishwasher left out and get money back. Not sure on Cook tops and ovens etc. Wouldn't be surprised if it voids a warranty on the cabinets if you install afterwards. You could always take the standard and sell them so you can upgrade. Re: The CARLISLE HOMES & SPECTRA General Information Thread 5746Feb 03, 2015 8:37 pm Hi everyone, Could someone who's already built tell me how CH dealt with your bath pipe work. A friend building with them says they have smashed a big hole in the bricks to get under the bath and fit the pipes then brought them out of the wall and covered the hole with a piece of steel plate, rivited to the bricks etc. Is this a standard practise in modern building or is it covering a mistake? Re: The CARLISLE HOMES & SPECTRA General Information Thread 5747Feb 03, 2015 8:57 pm Thanks bards.. Hhmm.. Maybe i could grab some models, and see how much they would be charging during colour appointment. If its way out, we might stick with technika. What did you pick on your floor covering? Most of the displays that we have seen are using tiles which are at around 600x600, and they really look very good. We love how the tiles look at the displays. We are now trying to picture out how the 400x400 tiles looks like compared to the 600x600. How significant is the 200mm difference? We cannot upgrade to 600 as it might break the bank. We were originally looking at having laminates. But since we mostly see tiles on the display, the wife wants to emulate the display's looks... Any suggestions? (Oh..and for your pipe question..keen to hear what the other guys would be chipping in, as i dont have any idea ) Any thoughts? Re: The CARLISLE HOMES & SPECTRA General Information Thread 5748Feb 03, 2015 9:03 pm We've gone with a timber laminate for the majority of the floors and stuck with a standard 400 x 400 tile in the wet areas. We think we'll be happy with the look. The 600 x 600 look great but the labor is a killer on them. Everything is gonna be brand new, I'm sure it will look good. I'm struggling to remember some of our colours, it's been that long since we did it! As far as your appliances go, ask the question, and see what they say. Remember that they have deals in place with certain suppliers and they are probably based n purchasing so many units per year, so it would explain while they are not keen to do other brands. Re: The CARLISLE HOMES & SPECTRA General Information Thread 5749Feb 03, 2015 9:21 pm Hi bards. What type of laminate flooring did you go? Did you stay with cat 1? Do you reckon it would be ok even on kitchen areas? i heared people having issues with laminate getting a bit wet. We are leaning originally with laminates. But right now is split 50/50. And we are trying to look for some CH display that has timber fllors, so we could use for colour reference, as we are not that good imagining colour matching... The 600 is really expensive in terms of labour cost, so it is out of our conversation right now. I am feeling a bit anxious, as we have next month set for the colour appointment, and i think we are still split on making decisions on lots of things.. Lights, kitchen, colour, etc...need to hustle up.. Re: The CARLISLE HOMES & SPECTRA General Information Thread 5750Feb 03, 2015 11:02 pm You've gotta be careful with Laminate getting too wet, but as long as you don't leave water sitting on it it is fine. Laminate is a very popular product in millions of household, and getting bigger. I have no worry about using it in a kitchen. If you want to see displays with timber ask them, or go to the website and you can view photos of display interiors and see where they are yourself. Re: The CARLISLE HOMES & SPECTRA General Information Thread 5752Feb 09, 2015 11:10 am Hi Everyone, We have just signed our land contract over the weekend. Building in Highgrove in Clyde North in Melbourne. Tentative title is July/Aug but we are prepared for delays. We have also selected Carlisle as our builders and paid the $1k deposit to lock in the cost/pomos going on at this time. We are looking to build a Canterbury 39. We are also looking at other builders but are comfortable with going with Carlisle. Our tentative build start is December this year so we have a lot of time to prepare for things. Just wanted to say Hi to everyone and officially start our decision phase . I will be pestering you all with 8976495239 questions so dont get upset if you see too many posts from me. Thank you all in advance for the help I will undoubtedly get here. Re: The CARLISLE HOMES & SPECTRA General Information Thread 5754Feb 09, 2015 11:14 am macky1012 Thanks bards.. Hhmm.. Hi macky1012, If you compare 400*400 with 600*600 then, definitely there will be big difference in appearance. Simple mathematics, area covered by 600*600 will be more than double the area of 400*400, but like you said this comes with price as well. There are some 450*450 tiles options, will looks quite good and bigger than 400*400. We went for 600*300 polished porcelain rectified tiles (excluding wet areas), were bit out of budget but quite happy with selection. One suggestion (as per my understanding), apart from size, go for rectified tiles instead of round edges. As thin grout lines in rectified tiles, really gives clean look. Site Cut: 15/01/15 Slab: 03/02/15 Frame: 12/02/15 Lockup: 04/03/15 Fix: 16/03/15 Re: The CARLISLE HOMES & SPECTRA General Information Thread 5755Feb 09, 2015 7:28 pm Thanks firsthome! We are currently looking around for some 400x400 tiles on display to get a better visual. Still undecided between tiles and laminate.. Colour appomntment is coming anytime soon.. So hopefully we could come up with a firm decission anytime soon . We prefer actual displays/homes, as its a bit difficult to visualize (we are not really good at it ) Re: The CARLISLE HOMES & SPECTRA General Information Thread 5756Feb 10, 2015 2:35 pm A question for everyone. We are looking to make a few changes to the plans of the canterbury 39. We feel that the master is too small and the ensuite is quite close to the bed, so we have asked Carlisle to push the bedroom wall by 1.5M and they are currently looking at it and will come back with if it can be done and at what cost. We are looking to see if we can reduce some things in other places to come up with whatever cost they come back. One option is to ask them not to put in any shelves in the pantry/linen etc. Another is to not have a dishwasher installed, and downgrading the ILVE appliances they are giving with the summer sale. Will carlisle agree to reduce the cost of these from the build? From talking to the sales person at the moment, we are getting the impression that they are reluctant to reduce the cost from anything we ask them to remove. Early days still but if they are a bit difficult with the reduction of monies for things we dont want in all your experiences, then I might negotiate differently. Another thing is the glass window instead of the splashback for the kitchen and butlers pantry. I see most builders giving this as an inclusion but Carlisle have stated that it is at an extra cost. Can anyone who has done this let me know what was it that you paid for this. The CARLISLE HOMES & SPECTRA General Information Thread 5757Feb 10, 2015 7:42 pm I haven't had any problems getting a credit for items I wasn't interested in. I asked for the flooring, dishwasher and evaporative cooling to be removed from the current Affinity promotion. I got credit back for those. I haven't asked for a big structural change but my guess would be that even getting credit back for no shelving, no dishwasher and having another brand of appliances will probably not cover the cost of the structural change you're asking for. I'm not following you with the glass window and splashback thing. There's a window splashback in the kitchen and a glass splashback too. There's a glass splashback in the butler's pantry. Have you considered any of the other double storey Affinity homes that have bigger master bedrooms? We got told the splashback behind the cooktop in the kitchen is not a window and needs to be upgraded if we want a window. I understand the cash back wont cover the entire change we are looking at but every little bit would help. I have looked at the other doubles in Affinity but they all lack something. Master on Ground is a no no for us, and we would ideally want the theater and formal lounge as well, and the others we like have the kitchen facing the wrong direction for us and we cant flip due to driveway constraints. Re: The CARLISLE HOMES & SPECTRA General Information Thread 5759Feb 11, 2015 10:04 am That's weird they would say that about the window splashback. Cos the floorplan shows a window. Cos the floorplan shows a window. In my opinion, the window splash back looks great in display homes only. In real world it gets yucky with cooking fumes etc. Normal glass splash back you can just wipe off clean but as you can see thru window splash back you will need to put in more effort to make it spotless clean. Once house is few year old and the enthusiasm is gone, it is hard task to clean it every day. 0 4982 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6159 You should check your detail drawings, it may show downpipe within brick pier. 14 14099 |
