I also plan to use an independent inspector but haven't decided who yet. Also open to recommendations! Where are you building ksj? We are in the Pasadena Estate in Clyde. I asked the same question some time ago - this is who was recommended to me, I'll be using them http://www.newhomeinspections.com.au/ Thanks. Can't work out the costs for build inspections from their site. Do you know what they charge? Is it per stage or as a package? That's hefty, we're building the Albany 40 so it's a double and there are some glaring omissions which we missed (at the time my mother was very sick so we had to rush through the process) and also was a very trying time for us. Inclusions we are trying to make: - Add in a powerpoint in the powder room (we converted it to a bathroom/toilet). - Add in another telephone point - Add in 2 more powerpoints. - Add in 2 more batten lights. Anyone had any luck convincing CH to waiver the admin fee? Thanks, Willis. It's not structural stuff that can't be done later - and you will pay more for some of these items through Carlisle than to have a sparky do it for you. Got a rather rude email from the rude CLO I was dealing with but thats another story...anyway, no waiver or discount. Said I should consider myself lucky I was able to make these changes!!! The only problem is I'm doing a double storey and these additions are on the ground floor! My sparky reckons it would be near impossible to add powerpoints etc afterwards...so I'll have to bite the bullet. Willis. Re: The CARLISLE HOMES & SPECTRA General Information Thread 3369Oct 04, 2012 11:38 am Just posted up my final house and electrical plans on the blog, and for anyone that is new to this thread, there are also blank copies of our colour selection form and the standard HIA contract that C uses Odessa 34 by Carlisle http://carlisleodessa.blogspot.com/ Deposit 6/5/12 Colour Selection 12/6 Contract Signing 26/6 Site Cut 2/10 Slab 9/10 Framing 26/10 Roof 2/11 Lots of other crap PCI 21/2/13 Settlement 22/3 Re: The CARLISLE HOMES & SPECTRA General Information Thread 3370Oct 04, 2012 12:46 pm Hi All, Me again, did anyone upgrade to 3 phase? We've got about 30 downlights but no refrigerated aircon...wonder if we need an upgrade to 3 phase? Thanks. Regards, Willis. Re: The CARLISLE HOMES & SPECTRA General Information Thread 3371Oct 04, 2012 2:36 pm We got our soil and survey report back today - Classed as H2 soil - reactive clay with poor drainage. We have fixed site costs in our contact so I am not worried about the slab costs etc (relieved we went with the fixed costs!!) - but I want to try to find out what will be done about the drainage. I've lived on a block with poor drainage before and want to try to make sure we avoid that! I've sent an email to our CLE about it, so wait and see. If anyone has any experience with this with Carlisle please let me know. I think you are indeed lucky you got your requested changes.. for us we were declined even if we are willing to pay the variation fee. >:( Might as well take advantage to include all the changes you need at this point since they agreed. For us we missed extra power points and water taps outside. We also got 3 phase. We don't have refrigerated cooling but we plan to install additional split in the future. It is not too effective as it is not compressed...in reality builders should be installing ag drains on reactive soils and connecting down pipes the second roofing is completed to try and prevent things like this happening (image taken from www.buildingexpert.net.au): Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ My 2 cents, get a building inspector for each stage and if it rains, head out and get photos to make sure the site is draining correctly. Re: The CARLISLE HOMES & SPECTRA General Information Thread 3375Oct 06, 2012 5:51 pm Thanks - we did get a reply to say there will be drainage the slab and riser pipes left for us to use for our landscaping and concreting. I will definitely be getting an inspector and will also be taking your advice about checking out drainage when it rains. Now it all begins! Thought you all would be interested to know CH have given up a $3900 refund on our extension to our garage splay. We were initially quoted close to $5000 back when we were signing contracts, then received notice recently just before we commence our build that they over-charged us and were going to credit us! Really appreciate CH honesty! 0 4972 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6145 You should check your detail drawings, it may show downpipe within brick pier. 14 14078 |
