Browse Forums Building A New House Re: The CARLISLE HOMES & SPECTRA General Information Thread 6921Mar 03, 2016 8:53 pm Hi all, We are just about to get underway with our build (finally... I swear CH pushed around some papers to avoid starting work pre-xmas) I would like to get laminate (laminex) cabinets installed - much like I have seen in quite a few demos. Low-lying, hidden cupboards that you can put foxtel/dvd players etc below TV and others in rumpus for hiding away toys etc. When we asked Carlisle we were advised we coudl get them done - but it would be expensive and best to go it alone. Has anyone got this done after the fact? Is it something that is made to measure and you can install - or have people just forked out for a cabinet maker to come in and make/install? Ideas on pricing? Re: The CARLISLE HOMES & SPECTRA General Information Thread 6922Mar 05, 2016 3:06 pm Hi Guys, Hoping someone can give us the answer were looking for. We have contract signing on Wednesday. We need to get a soft copy of our signed contract to the bank preferably that day. Does anyone know if Carlisle give you a soft copy if you request it or is it only the hard copy they give you. Cheers Re: The CARLISLE HOMES & SPECTRA General Information Thread 6923Mar 05, 2016 5:29 pm Hi Yes they will be able to give you soft copy and also email it to your bank as well. Yes, it will be fine. We just needed to gave our broker's email and phone number to our CLE. We signed our contract in the morning and our CLE emailed the scanned copy of our contract to our broker in the afternoon on the same day. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6927Mar 06, 2016 5:36 pm Hi there I'm sure they will do it. It's in their interest to know about finance approval. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6928Mar 09, 2016 8:27 am Hi All, We just received an invoice from CH although we haven’t done our inspection of the construction stage yet because our site manager said he is fully booked and couldn’t make our inspection appointment earlier. Invoice shows it must be paid within 7 days otherwise interests may be charged. Just wondering if anyone ever negotiated the payment time with CH? Do we have to pay for the bill no matter we are happy with the work or not? Cheers! Re: The CARLISLE HOMES & SPECTRA General Information Thread 6929Mar 09, 2016 8:44 am Our contract said 14 days when we signed it and then our invoice arrived saying 7 days. Check your contract because what you signed is what counts. We ended up emailing our cle and stating that we would pay as per our contract stipulations, not the 7 days stated on the invoice and they quickly back flipped and said of course that was fine. If this is the case for you then it buys you an extra week for an inspection. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6930Mar 10, 2016 8:13 am Mellily Hi All, We just received an invoice from CH although we haven’t done our inspection of the construction stage yet because our site manager said he is fully booked and couldn’t make our inspection appointment earlier. And you have to pay the bill even if your not happy with the work up to that stage or if your inspection report shows defects. I am aware many builders issue progress payment invoices BEFORE the house is at that stage - in this instance you need to advise them that the house is not at that stage and they should reissue the invoice when that stage is met. Defects do not render the house not being up to that stage - the invoice can be issued and payment will be deemed to be due - the builder however must take reasonable steps to rectify the defects as the build progresses. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6931Mar 10, 2016 9:40 am Thanks @ubet7 and @Orangebottles, I checked our contract and unfortunately it says 7 days not 14 days. We can hold back the payment for a couples of days and that's about it. There are a bit work left for this stage but CH told us it is minor and can be inspected in next stage. I guess we just have to pay for it this time. But appreciate your guys reply and suggestions. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6932Mar 10, 2016 11:39 am So we signed contract yesterday and everything went to the bank. In process of getting a valuation done etc. How long between contract signing and site start was it for you guys? Cheers. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6934Mar 12, 2016 10:41 am Has anyone else been told. The progress break down structure not as per the standard HIA breakdown? We're signed the contact with the "alternative" breakdown and concerned it maybe an issue. We didn't even realise they use a different break down progress payment structure? Anyone heard of similar stores or been in the same situation?! Re: The CARLISLE HOMES & SPECTRA General Information Thread 6935Mar 12, 2016 11:45 am JandABuild Has anyone else been told. Yes, thats seems to be CH 'standard' to make you pay in advance and up front for each stage of the construction process. It will be an issue for some financial lenders if you are getting a loan for the construction. Because the bank will only let you to the value of each stage of the construction. For example, if at base stage, the value is 20k...but the contract you signed states that you will pay 30k, the bank may not lend you 30k as it is only 20k, as this is not standard HIA. If you examine the HIA progress payment schedule, you pay the larger % at almost the later stage of the construction. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6937Mar 12, 2016 2:00 pm Sometimes the bank will refuse and may demand buildee to amend their percentages. Talk to bank or broker and see if they can sort it out with Carlisle at no extra cost to you. Second Build, this time with Carlisle 2016, can't wait! She will then do a PCV listing the new schedule as per bank request. Also make your they don't charge you a $500 PCV fee! Even if your bank doesn't request it to be as per HIA, I think you should ask the bank to request this. You would be paying 10% less interest by lockup stage compare to Carlisle's progressive schedule. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6939Mar 15, 2016 12:48 pm Hi Can someone suggest us how happy are they with the paradox sps 500 security system provided by CH. We will be moving into a new estate with lots of construction going around so bit sceptical with the choice of the Security system, any advise we should upgrade with CH (if yes, which option and price)? Thanks for your help Re: The CARLISLE HOMES & SPECTRA General Information Thread 6940Mar 15, 2016 1:27 pm Hey All, our build started on March 1st and we have our slab boxed now! YAY!
