Browse Forums Building A New House Re: The CARLISLE HOMES & SPECTRA General Information Thread 2669Feb 24, 2012 10:30 pm fo0lishkid Hi guys, just a some questions about contract with CH. We have had our tender 2 weeks ago, and our contract appointment is next Wednesday. During these 2 weeks after tender, we had made some changes/corrections and these are all recorded down as Post contract variation. I was told on contract day, the contract will be the same as the tender and all the changes/correction will be seperate on a Post Contract Variation list and we have sign both. my question are, 1. Is that correct? we are signing something on the contract that is incorrect or have removed items 2. do they miss these post contract variation during building? because its on a seperate list from the contract? We had couple of post contract variation too. Nothing was missed during the build so I think this is normal. thanks We had couple of post contract variation and nothing was missed so i guess is normal. 26/2 - Sales 23/3 - Colours 31/3 - Tender 14/4 - Contract 7/5 - Taps 12/6 - Site start 15/6 - Slab 27/6 - Frame 1/8 - Lockup/Fixing 29/9 - PCI 25/10 - Handover Re: The CARLISLE HOMES & SPECTRA General Information Thread 2671Feb 26, 2012 12:03 am mr.21 guys... quick question. are we allowed to have the fence up and driveway poured before handover? Normally no as it might get damaged by tradies before handover. You can confirm this with your SS. Our SS advised this before we even brought this up.... 26/2 - Sales 23/3 - Colours 31/3 - Tender 14/4 - Contract 7/5 - Taps 12/6 - Site start 15/6 - Slab 27/6 - Frame 1/8 - Lockup/Fixing 29/9 - PCI 25/10 - Handover Re: The CARLISLE HOMES & SPECTRA General Information Thread 2672Feb 26, 2012 8:38 am Has anyone had the soft closing drawers in kitchen how much did Carlisle charge ? We arranged for the driveway to be started on the day of handover - handover was scheduled for 9am. The concreter got there at 7am to start prep & my SS told me off, saying he can't be there till after settlement. I'd thought a couple hours wouldn't matter, but no, no-one can be on site till after settlement. Looks like we will have to wait until a day after handover for driveway to be started. Not much of a problem for us really because we can wait. But, surely they can't say anything if we put up the fence before handover? Imagine if all surrounding neighbours completed before us and already had their fence up before we settled. Our fence would already be up even if we were told to wait until after handover? Re: The CARLISLE HOMES & SPECTRA General Information Thread 2676Feb 26, 2012 2:13 pm For concreting it all depends on SS. Our SS is allowing us to form up the area for concreting, we are just not allowed to pour until hand over. He is also allowing us to install the pool prior to handover. Amazing what you get with a bottle (or 2) of goon juice :p Anyways, we want for a drive today, cornicing all done and plasterers finishing off the clean up, they even stopped for 5 mins so we could work around without dust blowing everywhere, doing an excellent job, we had a detailed look at the joins etc cannot find any flaws. Re: The CARLISLE HOMES & SPECTRA General Information Thread 2677Feb 26, 2012 2:29 pm Hi CBPH Im sure you have thought about it but I would wait until after handover to install pool if it gets damaged when doing site clean ect its on you Site Cut 8/04/12 Slab 13/04/12 Frame 18/04/12 Roof 07/05/12 Lock Up 06/06/12 Keys 30/08/12 Re: The CARLISLE HOMES & SPECTRA General Information Thread 2678Feb 26, 2012 2:35 pm coobri Hi CBPH Im sure you have thought about it but I would wait until after handover to install pool if it gets damaged when doing site clean ect its on you How will it get damaged? It will have staked safety fencing around it, the fencing is on a 7 foot boundary. I am willing to take this risk on it wont get damaged and save almost 8k in costs being able to bring in the pool through an adjoining property. If we wait, it means crane over house, means bobcat through our sealed garage flooring and aggy driveway. Given the site cleaners can clean around a house without damaging it, I would imagine a pool that is 10 metres AWAY from a house should be fine Re: The CARLISLE HOMES & SPECTRA General Information Thread 2679Feb 26, 2012 2:38 pm Anyone had problems with cracking in their house especially in the west? I heard that some people have such problems but not sure if that has happened to anyone who built with CH.
