If you dont have the price in writing, speak with the sales guy and ask him if he recalls the price and get him to sort it out for you. During tender and my build i had both of the issues mentioned and fixed up without issue. A lower price in writing for brick upgrades, and a verbal from the sales rep about one of the upgrades. he remembered and sorted it our for me. Survey pegs, if the neighbours fences are already installed, the corner posts will be directly on top of the boundary pegs. so gone. If Carlisle are still not happy, you could get a quote from another surveyor and get them to peg it out for you. Thanks bicko. BAL is the bush assessment law or something like that. Yes, I did argued with her, but she told me there is no room to negotiate Re: The CARLISLE HOMES & SPECTRA General Information Thread 2430Nov 14, 2011 9:24 am Hi mqtutor, did carlisle tell you what the bushfire protection cost is for? ie what will they be adding to your house? If I paid the initial deposit before the bushfire regulations come in, does it mean that the base price includes bushfire requirement? thanks. Re: The CARLISLE HOMES & SPECTRA General Information Thread 2431Nov 14, 2011 9:52 am Hi everyone, Just a quick question regarding fencing. When do you all normally get that done? Do you wait for your neighbours to start building of finish building before you organise it? Or have organised fencing as soon as you move it? Our neighbour on one side hasn't even started their site scrap, and our neighbour on the other side is close to getting their bricks done. Any advice would be much appreciated. mqtutor, We're building in Wantirna South in the Harcrest estate. Quality has been OK, we had an indendent inspection organised at the frame stage and we have another one at PCI. There are always going to be minor stuff ups etc. which need to be fixed. I've pointed it out to our SS and he assures they will get fixed prior to PCI. Comes down the tradies being used I guessed. The only real big issue is that they've installed halogen downlights instead of Compact Fluoroescent, so waiting on what they plan to do about that. As long as they fix things brought up during PCI, I'll be happy Tramsok Building Montana 27 with Carlisle Homes @ Harcrest 23/10/11 Land Ballot 05/12/10 Deposit 27/07/11 Contract 20/08/11 Site Start 13/09/11 Slab 22/09/11 Frame complete 13/10/11 Lock-up 25/11/11 PCI Re: The CARLISLE HOMES & SPECTRA General Information Thread 2432Nov 14, 2011 6:26 pm Oooh thats pretty much the exact question I came here to ask also! From what i remember, the bushfire protection thing is an assessment. Not an added protection to your house. this is required for the building permit and was brought in after the black Saturday fires if i remember correctly. Re: The CARLISLE HOMES & SPECTRA General Information Thread 2434Nov 14, 2011 11:08 pm Check this document out - it explains what has to be done to your house at different levels of bushfire prone /ember zone rating. From this you should be able to determine what you require vs. the standard inclusions and what you upgrades you are paying for: http://www.buildingcommission.com.au/re ... arch10.pdf Page 10/11 shows the different ratings and what is needed. This document is a bit old - i cant seem to find a newer one. Hope this helps though! I don't see it mention in our tender. Hi mqtutor, Rock removal is included if you are taking the fixed site cost with Carlisle. You should be able to see this in the contract. ___________________ Building with Carlisle Homes, Montrose 36 in Point Cook http://www.pointcookfb.blogspot.com/ Re: The CARLISLE HOMES & SPECTRA General Information Thread 2439Nov 18, 2011 9:03 am cuppyccake mqtutor Hi Carlisler does anyone knows if rock removal, also blasting and breaking are included in Carlisle site cost?? Yes, I have fixed site cost. I found the tender is vague compare to my brother builder (one of big 5). The presenter called and assured me that there will be no hidden cost. Should I ask her to put it in writing? They have been quite good and live up the promise. ___________________ Building with Carlisle Homes, Montrose 36 in Point Cook http://www.pointcookfb.blogspot.com/ 0 4982 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6160 You should check your detail drawings, it may show downpipe within brick pier. 14 14105 |
