I am building with CH - a T range home and have noted that unlike most of the builders they do not provide any phone points in their standard inclusions. They have offered me for $600 they will provide 2 phone points and get the trench done. What do you all think - Is this reasonable cost? Can I get this done after handover directly from Telstra at a cheaper price? Your advise will be appreciated. Cheers Pretty sure we got 3 phone points (and a freebie data point - thanks Argus) for the $600 through Carlisle. I wouldn't hesitate to do it again. There's so much going on at handover or thereabouts, that the thought of someone hacking into my front yard would have tipped me over the edge. Plus, there's sooooooo many other things to spend your cash on when the house is yours. Throw it in the contract I say Building Carlisle Homes "Monaco" @ The Avenue at Casey What's happening?... Handed over July 28, now making it home Follow our progress:: http://destination3977.blogspot.com/ Re: The CARLISLE HOMES & SPECTRA General Information Thread 2369Oct 13, 2011 12:33 pm Can anyone assist? Our home is currently at frame stage and we're scheduled for plastering to begin next week. We had an independent inspection report that we forwarded on to Carlisle who rectified all the points raised in the report bar one. According to the Carlisle engineers reports because we're building on a waffle pod slab the vapour barrier isn't required to be wrapped or "turned up" the side of the slab. Other Carlisle homes that have been independently inspected by the same company have had their vapour barriers turned up so the question was asked by the inspector, why not ours? What is the purpose of this vapour barrier and was your one left spread out of the slab or turned up the side of it? We're on track to have the house completed in two months and while we don't want to have any delays, if this is an important aspect of the construction we want to get it right. Thanks Re: The CARLISLE HOMES & SPECTRA General Information Thread 2370Oct 13, 2011 12:44 pm Hi Steely...do you have any pictures that you can post to show which area you are talking about... 26/2 - Sales 23/3 - Colours 31/3 - Tender 14/4 - Contract 7/5 - Taps 12/6 - Site start 15/6 - Slab 27/6 - Frame 1/8 - Lockup/Fixing 29/9 - PCI 25/10 - Handover Re: The CARLISLE HOMES & SPECTRA General Information Thread 2371Oct 13, 2011 1:01 pm Madison27AA Hi Steely...do you have any pictures that you can post to show which area you are talking about... Not as yet, won't have a chance until this weekend to get back there, but essentially it's a black tarpaulin cloth that surrounds the slab, sits flat on the ground and at the moment has been covered with dirt. According to the BCA, the correct process for builders to follow is to turn up that material and wrap it around the slab Re: The CARLISLE HOMES & SPECTRA General Information Thread 2372Oct 17, 2011 9:53 am Hi everyone, My partner and I are building our very first home with Carlisle and have our tender on Wednesday. Just wanted to say thanks to you guys for this thread. It's helped us out greatly and made deciding on builders easy with all the information and reviews that are on here. We walked around almost every single display home from every builder and settled on 2 builders. It was this thread that finally tipped our hand to go with Carlisle. So cheers Re: The CARLISLE HOMES & SPECTRA General Information Thread 2373Oct 17, 2011 10:02 am Hi all In our quote, carlisle put an allowance for bush assessment etc for about 3k. It's shocked us. Is the amount reasonable? Do you also has this in your quote? Thanks Re: The CARLISLE HOMES & SPECTRA General Information Thread 2374Oct 17, 2011 10:29 am squirrel81 Hi everyone, My partner and I are building our very first home with Carlisle and have our tender on Wednesday. The sales lady told me it's a new council requirement since July this year. Is it true? I don't see much bushes around the area. Also, is it possible to negotiate to get free upgrades with Carlisle? Re: The CARLISLE HOMES & SPECTRA General Information Thread 2378Oct 17, 2011 12:41 pm Maybe start a new thread to see if anyone else has the bush assessment included for point cook. As for the free upgrades we never asked...Fortunately the "as seen in demo" gave us pretty much the upgrades that we required (and more)....though they had included couple of things (like double deadbolts for internal/external garage door...extra power points) by mistake and we asked them to honour these inclusions with no additional cost. They did this. Could be worthwhile asking if any free upgrades are possible..... 26/2 - Sales 23/3 - Colours 31/3 - Tender 14/4 - Contract 7/5 - Taps 12/6 - Site start 15/6 - Slab 27/6 - Frame 1/8 - Lockup/Fixing 29/9 - PCI 25/10 - Handover Re: The CARLISLE HOMES & SPECTRA General Information Thread 2379Oct 17, 2011 1:20 pm mqtutor Madison27AA mqtutor Hi all In our quote, carlisle put an allowance for bush assessment etc for about 3k. New laws relating to bush fire prone areas came into effect on 08/09/2011. If you have a look at the map of bush fire prone areas, there's very little in the whole State that isn't actually classed as bush fire prone. Only a handful of inner suburban councils have no threat. If you look at the map on the DPCD site for Wyndham, you can see that most of Point Cook has a BAL. You will need to find out the specific level for your block. The cost estimate depends on the level, although from what I've read in other threads $3K seems quite reasonable. I guess it will be the same case for other builders? She told me they won't know the exact cost until tender, is it possible they will charge more? well just lost another 3K for council regulation... Also, would like to share other costs: council requirements 3K, site cost 10K, brickworks above garage 1.5K. I feel they are quite steep compare to other builders. Or the salesperson just try to make profit here? 0 4982 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6157 You should check your detail drawings, it may show downpipe within brick pier. 14 14099 |
