I would like to know if anyone has had anywhere near the amount of issues with their build as us: 1 Unlevel concrete slab. Many areas of the overall concrete slab deviates greater than the tolerance level of 4mm over a 2meter straight edge or 10mm per room 2 Defects in frame work. Multiple areas greater than the 4mm over 2meter tolerance for straightness, out of plumb, misalignment or bow. 3 Defective (Boral - Glenfern) bricks, especially double beveled bricks laid throughout. Note: There is also a ""line"" defect in some bricks. Which looks like a vertically sliced line on the brick face. Note: We have not yet been permitted by the SS to conduct a complete and thorough examination of the brick work. We have easily noticed these defective bricks via casual glances at the walls. " 4 Several bricks in intersecting corners laid out of step to adjoining bricks. 5 Mortar joins vary excessively in width. Ranging from 3mm to 25mm. Many of which may be the result of the bevelled bricks. 6 Brick overhanging by 50mm at rear corner of Meals (WIPantry side) area. 7 Plaster work: The same areas mentioned as defective in frame report (and many more) are now plastered areas that are bowed, misaligned, not straight or out of square. Including walls, architraves, skirting & cornices. 8 Unfinished paint work. Some skirtings, architraves and even a few walls have not been painted with more than a base coat or are not yet the right colour. eg. Skirtings painted grey instead of white, or some walls are a much lighter shade of grey than most others 9 Relocated joist in lounge room ceiling damaged and never rectified as recommended by joist manufacturer 10 First floor chipboard flooring has visible gaps between flooring sheets in many areas. 11 Front Balcony: 11.1 Top posts not bearing down evenly on bottom posts or beams. 11.2 Beams are offset (skewed) from roof beams. Balcony floor is not square. Beams are different lengths. 11.3 Balustrade installed over unrepaired brick sized cavity in right side pillar. 11.4 Front balustrade posts installed out of plumb. Horizontal handrail misaligned with vertical posts. 12 Windows. 12.1 All window installed without flashing. 12.2 Many windows have excessive gaps of over 30mm between window frame and surrounding timber frame. 12.3 Some windows present with gaps that without architraves installed permits you to see straight into the house. 13 Window in WIPantry out of plumb by 7-9mm. External bricks surrounding this window are also out of plumb 14 Meals room window: 14.1 Timber framework under the window is bowed. 14.2 Internal: reveal badly damaged and warped 14.3 External: deep scratches and dent Note: Many window frames, door frames, downpipes and guttering have visible scratches and dents. 15 Timber frame of the 3 slider entertainer door in Living room/Alfresco is out of plumb on left side. Consequently aluminium slider presents as OOPlumb and rubbers are damaged at floor level. Similar issue with the Activity/Rear Balcony sliding door." 16 Most ankascrews inadequately fastened!! Can remove them by hand! 17 Insulation batts in some external wall areas not R2.5 rated as paid for. Batts appear to be half the thickness of others. Specifically noticed sections in theatre/garage wall & bed 4 wall. 18 Kitchen overhead cabinetry misaligned by 4mm with adjacent cabinets 19 Cabinetry above refrigerator not installed securely to wall. Wall is out of square. The rear right side of the cabinetry is hanging off the wall by approx 10mm 20 Studs in WIPantry and behind kitchen cabinetry have been overcut, very poorly re-nailed and inadequately re-packed. 21 WIPantry stone benchtop and cabinetry is overeaching the edge of the pantry wall when it should be flush with wall. Note: The timber wall studs are the underlying issue here. 22 Bowed walls in powder room WC 23 Bowed and 20mm out of square walls in Laundry WIL 24 Kitchen lower cabinets are meant to have a "licorice linea" shadowline 25 <2mm wide but approx 1 meter long cracks appearing in concrete in garage area 26 Cracks appearing in internal corners of plaster and skirting. 27 Downpipes installed on 11/5/2016 still not connected to drainage, causing soil erosion and pooling around slab in various locations. 28 Basin in powder room is not installed in the middle of the bench top as per plans and Carlisle showroom display. The tap is not positioned at 45 degree angle of basin circumference and is installed far too close to the tile splashback . 29 Poor finish on cedar cladding including render smeared onto cladiing and large gap between cladding and brickwork. 30 Master WIR top shelving bowed due to vertical section not sitting at same height. 31 Junction box installed way too close to downpipe outside of meals window. only 3mm gap 32 Garage roof lead flashing poorly installed with many lapping segments of varying sizes. 33 Roof tiles in valley above master WIR needs straightening. 34 Water ingress in garage damaging plaster Note: initial issue was the incompleted garage/theatre guttering valley in roof. Subsequent issue related to the safety railing on garage aiding the water ingress. 35 Master bedroom chipboard floor has 2 x circular cutouts following electrical fitouts. Insufficiently secured and the sections pivot when stepped on. 36 Tile in Master ensuite not level with metal end trim. 37 Stormwater pipe in front of garage is noticeably leaning over. Pipe has since been buried under construction site debris and bricklaying sand." 38 Master/front Balcony slider has cement sheet infill. This is not reflected in the contract drawings. We believe it should be either brick or aluminium. 39 Holes drilled in floor joists for wiring are too close (less than 300mm) to support point. 40 Excess mortar bridges brick wall cavity almost completely in many areas inspected. Most of these issues were notified to our SS at a stage where rectification work would have been simply done but we were told to "Trust" him on several occasions and it seems he has screwed us over! Some of these issues are now so far gone we do not know what solution will be presented to us as we will not accept this house as it currently stands. It is so dis-heartening to see our dream home being built with such carelessness and unprofessional standards. We have reported these to management & are currently waiting a response. I will update when we know more but I just wanted to put it out there. Sometimes getting the dream home on the cheap means cheap, rushed labour that is really not even up to Australian Building codes & standards. We are severely disappointed to date but are still hoping for a positive outcome. (Are we still in dreamland?) I would appreciate any of your comments and happy to answer any questions. Our garage was one of the areas that was out of level by 7mm in a large area (BCA tolerance level is 4mm over a 2meter straight edge / level area.) I believe they have to fix it and this is an area they actually did fix for us but only recently; flooring installation stage. A self-levelling screed compound was poured over the effected area.
