We have just got our brand new house (yay!!!). Very happy and very excited. There are few things that are bothering me a bit, wonder what experience others had:
1. Paint - I realised that Carlisle homes went with kinda flat finish that you usually get for the ceiling paint. It is rough and dead and flat looking paint, mostly I have used "low sheen" paints for walls whenever I painted. I feel they used it as it is lower cost, I would have paid extra if I knew there was a choice. This appears to be harder to clean finish. What are others experience?
2. Tiles - We went to porcelain floor tiles. We paid extra 7.5k for labour charge. What I find is that the tiles have very sharp edges. If you are walking barefoot it almost cuts into your feet. Anyone else had similar experience with porcelain floor tiles?
3. Pre delivery check list - OK, the check list that the supervisor goes through with you is like conjurer's trick. It was heaps of non-essential, non-important items that in my view are there just to tire you and keep your attention away from any major issues, so if you are going for a pre delivery inspection, make sure you are aware of what they are trying to do.

As other posts have said its the professional "matt" paint they use. FYI there were quite a few walls which didnt have great coverage so ive redone them myself - ive done alot of painting so no biggie. FYI the dulux "professional" paint is not as good as the dulux "wash and wear". The "professional" is their trade range and its alot more liquid and harder to apply. I was left with a 15 litre tin of wash and wear matt so iassume this is what they used on my walls - and after i repainted some walls myself it washes off really well. They also left me with a 15 litre of professional dulux ceiling paint. We have white walls so no much difference between matt and low sheen but would make a difference on a coloured paint wall.
Tiles - this doesnt sound right. id be worried if they cut on all edges as tiles shouldnt do this at all. You could probably only expect any chance of sharp edges to be where the tile is cut - but this side should face the walls etc so shouldnt come into play. The grout line is always just below the edges so could be a defective tile range in my view. Chase it up - if they dont believe its a problem get an independent expert (building inspector) in.
