Hi mil48-2015 Yes we did raise this but unfortunately with the facade we had chosen it could not be made wider. As plans had been drawn up and sent to council they were not keen to make any changes without additional cost. I noticed on the new facade for our house the balcony is full wdth at the display home but this is not what you get as standard. It is a bit like the colours - we asked for what they had on the website but we found out this is just computer generated. As with all builders you need to be across everything which is almost impossible. I don't think carlise are any different. Most important is to check, check and check again that tender document, plans and any variations are correct and what you have requested. Good luck. Does anyone know if carlisle do pre wire for intercon systems? We were quoted $1700 with the door bell and intercom? Thought way too expensive Also cctv were quoted $3700 with 4 cameras screen and dvr. Thought this was way over priced. Again anyone know if they do pre wire for cctv? Some things are really over priced ie $500 for surround pre wire and $500 to run HDMI to run power cables to therate. Its great to know there is a community of help and advice here. We too have paid a deposit for a Carlisle Milano 48 build. We chose the Hardwick facade but have recently been dissapointed to notice some rather major differences from the colour image we chose the facade from compared to the drawn plans. These were the noticeable differences: -The front pillar is placed more centrally in the plans. -The front roofline is a whole lot smaller! -The front balcony is significantly smaller! -The entry door is partly obscured by the pillar. -There is one less window set on the lower level. -The rendered brickwork is noticeably not as wide as on the photo -The window above garage is a different design. We feel deceived and are less confident now of even going ahead. Who knows what else we have not spotted?! Has anyone else had this or similar issues? Thanks in advance. a couple of things to be aware off. The facade pictures are really just an indication and the actual finish can vary depending on the the design you go with (Milano, Nevada, etc) as they all have different floorplans and therfore the facade needs to be changed to fit the floor plan. Also - many designs have 3 different sizes (eg - Milano has 51, 48 and 46) - and therefore the same facade on each of the 3 different sizes will highly likely be different (but somewhat similar) to each other. The key is to to really study the drawings you are supplied with and compare it to the pictures that ideally you want your home to look like. I received the soil test report from CH this morning and our land is classified as 'H1' which means highly reactive clay sites from what I could find. We had fixed our site cost when we signed the contract. My question to you is do we get to tell them if we prefer the foundation to be based on stiffened raft slab instead of waffle raft slab? Are they going to go through with you before they start the site? Thanks for your response in advance! You will likely find that Carlisle will build based on the engineers recommendation based on soil and slope of site. If for example the engineer recommends either a waffle raft slab OR a stiffened raft slab would be suitable - highly likely carlisle will quote on the waffle raft slab (as they are cheaper) - if you wanted the stiffened raft slab I cant see why they cant do it but you would have to pay for it - even if you agreed on fixed site costs as carlisle in their right only have to build to meet engineers recommendations. If the engineer only recommends a waffle raft slab only then you will find carlisle wont go against the engineers recoomendations for obvious reasons. From my experience with our build these are the prices that are charged by the contractor plus a mark up. I found the general electrical pricing - powerpoints etc to be quite reasonable. I found the LED lights and the customised thinks like home theatre pre wiring etc to be way overpriced but that is the price charged to Carlisle so they pass it on plus a mark up. If you are doing double story not much choice really when wiring ground floor. I am aware that they can quote you for just the pre wiring of the intercom/cctv - but you must specify the correct wire and there are some many different wiring types - so pick the model you want and then find out the extact wire type thats required and other important things like where the power is, if you have muliple screens whether the wires have to run into each or a central point, etc. In my case i simply went for the swann CCTV that runs on cat 6 cables post handover -all i need to do was get them to put the cat 6 internet cables in the spots where i will mount the Cameras - ive even got them in the roof as ill have some cameras under the eaves (eventually ill hook them up). I got Carlisle to price for me the Dorani video intercom with 3 internal monitors - this wasnt available as std - they originally said they dont offer anything more than 2 monitors but Argus said they could do it and they priced it for me - we ended up getting it and it works great - can remember the price but think it was $1100 or something like that. I know it would obviously change depending on house size and ours is a 24. Can you post some pics of your completed house please? I'd love to see them Dakota30 We have been in our house 2.5 months now, geez it went quick!!! We so far have spent $9k on concrete to driveway, side of house and yard/alfresco area. On landscaping we have spent $2k on back yard which includes soil, turf plants and mulch. We are yet to have the shed slab laid, probably another $500 shed $1000 and pavers and stones another $500. We are also having a rendered planter box with built in bench seat which needs to be done which I've estimated will cost another $1000. So our back yard has/will cost us $10k. Our front we need to do decking, brick pillar and letterbox, rendered planter box turf and plants, this will cost us $11k plus fences $1500 our share so all up $22,500 for the outside to be completed. This is all done and prepared by us apart from the concrete and brickwork and render, thankfully we have good friends who specialize in these trades so it's not costing us an arm and a leg!!
