this inspection is very important - not for structural issues but for finishing. NHI will cover the main things that they look for. My advice to you - spend a good 2 hours or so going over each room with a fine comb. Once you move in - if you notice cosmatic blemishes they will likely not fix as this could happen after you move in. Things like:
. windows for scratches on glass - they will either replace or buff out for you - if you miss this they wont do anything about it once you move in
. scratches on window frames - they will fix
. check the bottom of all doors - especially if you upgraded to solid (heavier) - when they take them off hinges to paint etc they often damage the bottom ends - get this fixed
. check paint quality of all walls and ceiling
. check all doors for handles and no rattles when door closed
. paint overspray on benches and cupboard doors, carpet - point these out
. My NHI did not do roof inspection - double storey - i got a mate who is a tiler to do this - there were issues with tiling and heavily cut valley which had to be replaced. Ask NHI if they intend to inspect the tiling as i believe they should.
