Anyone has done it post handover? how much did it cost? We have asked for quotes but have not received any responses so far. Thanks in advance. Hi Alexvi, not sure what house are you building but I assume because you state ground floor it will be a two storey house. I have heard that you need to make sure the ground floor of a 2 storey house electrical and lightning plan need to be a final one. Otherwise the cost of remodelling it in the future will be massive (probably because the lack of space access between ground and 1st floor) and probably will include removing the ceilling plaster (i might be wrong) Also consider the different in price, while you may get a cheaper option later, however how much cheaper? Considering that this one will go to mortgage and later you will need to pay cash. Re: The CARLISLE HOMES & SPECTRA General Information Thread 4928Mar 06, 2014 9:05 pm HI All, Just wondering if anyone else has had the frame invoice sent to them before the frame has been completly finished and without the building inspection done? Is this normal? Why i say our frame seems unfinished, in our master bedroom, we put in a fixed window above the bed feature cut-out, it seems like the top part of the frame is done, but not where the window sits on.. Seems a bit strange.. here is a photo for what i mean. http://i477.photobucket.com/albums/rr139/melfordgurl/House%20Build%20-%20Melton%20West/Building%20Process/2014-02-28%20Frame%20Base%20Done/SAM_0675.jpg Anyone have any thoughts? I will be speaking to my SS tomorrow when he rings about this and hopefully its something simple. It just seems strange it isnt framed properly AND its that window that hasnt been delivered. In my view, for ground floor in a 2 storey house, its better to get it done by the builder or atleast get provision done. For provision Carlisle put batten holder in place and ask them to make a note to leave clearance for a future downlight. You can get fairly decent downlight from Beacon etc for aprox $70 each. If you are building single storey house you can get downligts post handover as it is easy to get into roof space to do the wiring. It will always be cheaper to get it done yourself as Carlisle will also get it done by 3rd party and margin up the cost. This doesn't refer to your own inspector. Carlisle conduct their own by a qualified building surveyor. Looking at the photo the roof trusses haven't been done so definitely the frame is not complete. I am building the Sorrento 43 (like a few other posters here) and have read through the last 30-odd pages in this thread. This is a very handy forum to get ideas and ensure that our build goes smoothly. Deposit has been paid and building should commence in September this year! Really excited to get everything started!! Definetely not finished yet, it is very strange that they sent you the invoice already. My guess is there was a communication mix up. I would ring and talk to your CLE. Welcome and congrats. Which facade are you going with, what upgrades are you planing for or making allowances for? Thanks! Planning to go with the Jamieson facade as it is the best one out of the free options. Hopefully there isn't anybody building the Jamieson as well in the neighbouring lots. Main upgrades will be: - Refrigerated air con - 2m garage extension - Garage back roller door - Shower to powder Then hopefully we won't be spending too much at Spectra as we have already spent a bit much on the house. Does anyone know how much it costs for a wall mounted oven / drawers?
