Its been a while, my building will start with site scrape next Monday, pretty excited! We went furniture windows shopping last week and finally planning for furniture placement and stuff. In the end of the day realise that we may have missed a a couple places to add power points Really want to add some and ask our CLE, however she said that because it is after contract, there will be a $250 fee on top which is fair enough... If we want to add 3 - 4, do you guys think its worth it? 3 will be $408 in total in which mean $130/double power points! But adding it after may be difficult and expensive, do you guys think I should take the fee and add some more now? We are no where near where you are up to (can't wait for our site scrape next August)......but if I was in your position, I'd make the change for the following reasons: 1) It may end up being expensive to get your electrician to do it afterwards 2) You may not be able to put it in the locations where you would like them 3) Powerpoints will be different design 4) Most importantly, it will nag at me throughout the whole build. But if you are building double storey home, All electrical things in the ground floor have to be done before the plaster. Cant wait till they start the build. I was just wondering how long after signing do you get the final contract drawings and then once they are signed, how long til site scrape? I'm super excited and cant wait until they start (can you tell lol) It is super exciting RANDS!! congrats!! We got our site scrape and then we received the final drawings. Re: The CARLISLE HOMES & SPECTRA General Information Thread 4379Nov 29, 2013 10:18 am Vetra43 Dakota30 So our soil test were done on Monday and I got a copy of the report yesterday and it doesn't look good at all. The report has come back with a recommendation to use screw piles / piers as there is more fill on the flat block than indicated on the engineering report from the developer, sigh! it's approximately 3m worth and we are just waiting on an indication of price. We haven't committed to the block yet we have an appointment to sign land contracts on the 30/11, but it's such a downer as the block we have found fits the house perfect and theirs not much if any left in the are we want to build. Does anyone know much about screw piles??? Oh no! Sorry to hear that Dakota, hope CH would offer a good price. Are you saying 3m worth if fill? Because as far as I can remember ours was about 1.58m fill. I thought that was a lot. Although I am not an expert in this, how about talking to the lady at sales to see if she can offer any price reduction etc given that the land is still not settled? May be they will offer some discount if you indicate this could be a deal breaker ? Ouch, site costs/council costs come back ....... $28K screw piles throughout, ill just pick myself up off the floor!!! Oh dear. Why do the developers do this, looks like ill be using this against them tomorrow at our contracting signing appointment. This is the house we will be staying in for a very long time, great location 400m to shops and schools (we have a 2 year old) and flat as flat due to fill. Good news, my CLE come back and she said they have decide to remove the post contract variation cost :) So I add the 4 power points for a normal price 0 4986 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6167 You should check your detail drawings, it may show downpipe within brick pier. 14 14121 |
