So this is my first build, and whilst so far it has been an excellent experience it has also been stressful and they havent even started to build yet! I can imagine there will be a lot more highs and lows but im looking forward to the ride. Im building in SA with Hickinbotham, in the northern suburbs. The location was chosen really as the land was cheap and within my price range and it is close to the school i would like my daughters to go to. So here is the plan at the moment, a couple of changes to be made to the kitchen area but other than that im really happy with the layout and how it will utilise the small amount of land we have. I was going to have monument roller door and gutters, but i am thinking now about possibly having dune. Window frames will be satin black. Do you think its ok to have the window frames a different colour to the roller door? And have the roller door and gutters match instead? I grew up in the North and I am currently living in Craigmore. My Fiance is from the North Eastern suburbs. We came accross our block in Ridgehaven by accident! Glad we did though, we have had our ups and downs but fingers crossed it is smooth sailing from here. Good luck with it all and I look forward to watching the progress of your build. By the way, did you decide on the all black kitchen and did you get my PM about the Glass supplier? My girls will be going to school at St Columba so thats why i wanted to move back out that way, although i work in Hallett Cove so it will be a bit of a journey on my working days lol. Yes thankyou i got your PM and will look into it. Im preety definate on the kitchen and what i want, i have spoken to the guy at kitchens by farquar who do the kitchen work for hickinbotham and he said it can be done so now i just have to wait and see what the quote comes in at, but i will definately give your contact a call regarding the splashback. The house plans are not everyones cup of tea but there is only so much you can do with a narrow block and you have to try and make it as user friendly to your family and circumstances as possible. How is the kitchen colour selection are you still having all black? Do you have a selection date yet? If so when is it? Sorry about all the questions but I love hearing about and seeing what everyone has chosen for their houses. Must say it's not much better waiting to see how all the selections pan out in reality. I'm worried as most people on this forum have gone for a light coloured benchtop with dark front cupboards and a lighter colour for the top cupboards where as I have dark benchtops and all white cupboards. I've seen lots of their pictures but nothing like mine. Not sure I've done the right thing. It's a bit late now as the frames are nearly completed. Love the bathroom choices. The tiles are very nice I'm really hoping you get the kitchen you want. I've seen lots of their pictures but nothing like mine. Not sure I've done the right thing. I think as you start reading more, you will find a huge range in colour selections, including the dark top and light doors as you've mentioned. I really love that look. We too are having dark benchtops, but in our case it will be a red colour type door. We will have light floor tiles, so the darker kitchen hopefully will work well. Dont doubt your selections, I think you will be very happy with the result. You could have built-in bookshelves or extra cupboard space underneath... or something like that Either way, I agree that you need to try and make a bit more space than you have for family and meals. I guess something else you could think about is not having that family area at all and using the theatre room for that purpose. We ended up fixing it so that there is 2.5 in the meals area, 3.5 in the family room and have reduced the bench. I have asked her to make the bench as wide as possible without having a join in the laminex. I had a squiz on the laminex website tonight and it said that the standard sizes are 3.6 x 1.2 or 3.6 x 1.5 so hopefully i can make the bench wide enough to fit some cupboards/draws on both sides. DS&G - Yep i have taken on board what you have mentioned re: width of the bench!! Im not bothered about the meals area being 2.5 as this will only have a small table anyway and as previously mentioned im hoping that the alfresco area will be where most of the eating is done. I have also been to a number of showhomes today and measured out the meals areas and i think this will be fine for what we need it for. The family area is only going to have a small couch and will have a tv but most tv viewing movie watching will be done in the home theatre area and the girls will have one of the bedrooms as a play room. Im actually really happy now with the way it has turned out. When i receive the final master plan i will post a new pic. Jose27 - Hi! Im going ok, im hoping that once the final master plans are now drawn and signed i will feel a bit less stressed as this will be one area thats 'finished' in a way and something i wont have to stress about changing again. Im still hoping to have an all black kitchen but in the end it will all come down to cost. Either way im preety set that the benchtop will be laminex diamond gloss in 'starlight'. If we cant afford the complete black kitchen we will prob have white/greyish cupboards. Perhaps a different colour for the overhead cupboards than the ones on the island? Im not sure yet. Im going to go back to the laminex store on Tuesday to get samples of the colours i like that are on the 'standard' range to see what i can come up with as a back up! Im very happy with the colors we have chosen for the bathrooms, they are actually set up like that in the beaumonts store in town, we saw it and just thought thats it! I have been keeping an eye on your thread, and actually been looking at land around the same area. We would like to get something around there to build on in the future. I love goolwa/hindmarsh island and used to be there nearly every weekend for holidays (pre-kids), now its just to hard to go camping with a 4 and 2 year old. The grange bricks you chose we one of my choices, it was either grange or chocolate but i think i have decided to go with the chocolate. Anywho also went past the block again today hoping to see that the road be done, not quite but they have at least made some progress and got it semi redi, at least its not all mud anymore. Why does the colour make difference to cost? I know texture makes a difference but didn't know colour did. My quote was based on textured finished (for cabinets). Now waiting for new quote as I changed to matt finished. I made my final choice and don't want to have to go back to rethinking it - so I hope the quote comes back ok. I am also going Diamond Gloss (stipple seal), even though warned against it (due to scratches). I just love it! I still look at my cabinet samples every night looking at the differences in whites! I should put them away as had made my 'final' decision. My plasterer was in on the weekend and all my holes in the walls are not covered - Yipeeee looking better. Kez. Also it will need to be vinal wrap or something? so totally different from just getting a gloss coloured laminate apparently laminex do not do a plain black in gloss? Its all starting to do my head in, and to make matters worse the sales consultant has advised i have more standard choices that i initially thought. In my colour selections book they have a page which is 'standard cupboards' and then two pages of 'standard benchtops' anywho i thought that you had to choose a benchtop from the benchtop colours and the cupboards from the cupboards pages but apparently you can use any of the colours on the three pages for either (jesus i hope that makes sense ) Anywho so im working on a back up plan which colours could now include: Fossil Stipple Cocoa Bleeched Pear Rock Salt Platinum Micro Sakkara Ivory Papiro Storm Earth Wash Mineral Spa Papiro Chalk These are the colours in the 'standard' range that i like the look of on the paper so im going to go have a look at some larger samples in real life tomorrow and hopefully narrow it down. Was thinking of using one colour for the top cupboards, one colour on the island and will still be using the 'starlight' for the benchtops. I really like the look of the pairo storm and the platinum micro on paper so we will see......... At least you are getting somewhere with your colours!! You sound like you have your mind made up now at least with the colours anyway, the texture well thats still a work in progress lol. I no longer have the colour selection book as I handed it back to my cabinet maker (so can't look at your choices). Probably a good thing cause I had it open constantly! I almost fell asleep every night looking at it. Sign of going insane maybe. But I do love my bench top choice. As far as the white cabinets are concerned I guess once it is in I won't have the other whites to compare it to. I was given different choices of colours for benches and cabinets. I had more choices for bench tops than I did cabinets. It takes over your life doesn't it! Which is why I love this website. Good to know I am not the only one finding these decisions diffiicult. Well im really really ** at the moment, We got our first set of master plans about 3-4 weeks ago now and becuase of there stuff up of placement of the kitchen the plans have to be redrawn............anyway so went and saw my sales consultant on Sunday and redid drawings etc. Also advised that i wanted my bench wider and that i wanted drawers next to my oven and that on the side of the island bench facing outwards i wanted half to be cupboards to give me some extra storage and the other half to be open so that i could put a couple of bar stools there. SO then the problems started: 1. Bench width i want is apparently not standard, so first was told i couldnt have it (even though another member on here is building with the same company as me and her bench is the width i want me and its standard in her kitchen) 2. Was then asked to draw up the kitchen i want as the head manager was going to look at it and cost it out. 3. Then got told by my sales consultant that a pot drawer is $170 per drawer, when i know another member on here got two sets of 3 drawers for $360. Anyway so there goes my plan for my black gloss kitchen cause it looks like the other alterations are going to eat away the budget i had planned. Oh well guess it will have to wait until i build my dream house. Just so angry at the moment, seems like they are pulling answers and prices out of nowhere, i mean surely if you are building with the same builder the prices will be the same. Also asked them to find out how much it will cost for : Laminex gloss bench in one of there standard colours Laminex gloss bench in a non standard colour Cost of glass splashback Cant wait to see what they come back with..................... And after they have figured out all the prices (more like once they have made them up), they have to put the file back in the system and wait until the master plans are drawn again so i can sign off on them. So prob put everything back by about 6 weeks all because they cant follow the original signed off on plans. Argggggggg.................................................. So thats my vent for the day, thanks for listening/reading lol. If you have built with hickinbotham/statesman would love to know what you were charged for similar kitchen alterations, ie drawers, upgrade to gloss bench, upgrade from standard tiles to mosaics or glass for your splashback. We're having a dark kitchen too. Our counters are going to be Starlight diamond gloss and the cupboards are going to be Charcoal flint finish. The tiles on the splash back are black also. All the set backs and decision making and changes and pricing. 6 weeks set back would bring me to tears. A two week set back would bring me to tears at the moment. Trying to get all the tradesmen in after each other is proving a pain in the butt. As I don't know when each one will be finished to book the other in. My cabinet maker doesn't do splash back or tiles etc. Just the cabinets (and then I organise everything else separately). But I did have two upgrades from the origninal quote. My original quote was for standard laminex bench top and textured cabinets. I changed my bench top to Diamond Gloss and my cabinets to matt finish (is smooth like the gloss but not as glossy). I was waiting to see what my changes meant to my quote last night. So .........saw him last night for my final measurement and final quote. The upgrade for the Diamond Gloss he did not charge. Said there is a price difference but he would wear it as he would rather have me as a customer. The cabinets though he showed me the table of prices showing me the price difference he has to pay to order matt finish as apposed to textured. He said he will just charge me the difference he has to pay. So my quote went up by $440. Just about everything i have gone to do with this unit renovation ends up costing more than I had planned. Anyway, I think the matt is worth paying extra for. Apparently they all quote on textured finished (which I found all my quotes were in textured finish) but when you look at all the mags you don't see any textured finished. I did um and err for a while but in the end stayed with my original choice of matt. Last night he made a few changes to the plans - which I said ok (ie made the fridge space and pantry space slightly larger which shortened my bench space by 10cm). Now I am thinking oh do I want my bench shortened? Means my drawers on that side will be shortened by 10cm. They were going to be 1metre but will now be 900mm. Which I suppose is ok. I also have my 2 pot drawers on the other side near the oven. I am now wondering if I have chosen the drawers correctly. I have 2 large pot drawers next to my oven and on the otherside of the kitchen I have 2 large (now 900mm) drawers. One shallow for cutlery etc and then the two bottom ones for plates etc. So lay awake thinking about it - another sleepless night. Loosing sleep over 10cm of bench top! No point complaining about this to my friends as just don't understand. Let us know how you go with your changes and prices. Re: all the sands house - Have now received the kitchen costs... 16Oct 12, 2009 8:18 pm Hi all, Well today i finally received the costs for the kitchen alterations i wanted, they have come in as below: Microwave provision and pot drawer underneath - $215 Dishwasher provision - $240 3 sets of 3 pot drawers - $540 1.5m flat kitchen bench - $180 4 cupboards - $690 2 slab ends - $235 TOTAL = $2100 Below are pics of what the bench is to look like with the above alterations (note that two sets of pot drawers will be next to my stove in the other kitchen area). I actually thought the slab ends was something i was going to have to do with out because it was going to cost to much but i was completely wrong and they are something that will be staying. I guess cause they are only out of laminate they are not that expensive but i think they are needed due to the way the island is set up on the side that is facing out. I think because half of that area will be used for stools it needs something to make it look tidier if you know what i mean. So now my problems ****** with the draws, where to have them and where not to. I never imagined that cupboards would be so expensive, and that it would be cheaper to have draws!! So im thinking of keeping the two sets of pot drawers next to the oven, getting rid of the extra set i had put next to my cutlery drawer and just keeping that as a cupboard, and then on the other side of the island where i had asked for cupboards (thinking they were going to be cheaper than drawers) of just having one set of drawers but making them the largest size they have available in length. Does anyone know what the longest size drawers you can get?? That way, instead of paying $690 for cupboards, it will be $180 for a set of three drawers. Anyway thats tonights drama, seems that the black kitchen is definately out of budget now unless of course i just do the two tone look ie. top cupboards one colour bottom colours another? If i decided to do this what way would you do it? Would you do the island bench in black (which will have a diamond gloss black benchtop) and have the other side of the kitchen white, with a black benchtop? If you were to do the overhead cupboards in black gloss, does that mean you would also do the pantry (which goes from top of overheads to the floor) in the same colour? Im not sure if i was to do the two tone look which cupboards to make which colour? Any suggestions would be greatly appreaciated. Cant wait to finally get this kitchen sorted and back so that the master plans can be redrawn again!! and finally ill be closer to getting this house built. But I am wondering are you going to get any sleep tonight? You seem to have a lot of things ticking over about the kitchen. I bought a heap of magazines with kitchens and bathrooms in them and I did pick up some ideas as to colours etc. I'm still wondering if I have chosen the right colours etc as I haven't seen a kitchen anything like mine. Only one similar is black and white and I keep thinking that you can't beat a black and white kitchen. I'm thinking that you could have a white pantry with black gloss overhead cupboards, black island with black diamond gloss top and white bottom cupboards. The more I think about it the more I like it. Yes, that's what I think - but that's my thoughts only. White gloss tiled splashback sounds good too. Going to try and get some sleep now, my daughter has an allergy specialist appt in the morning and for some unknown reason i made it for 8:30 ahhhh means i have to get both my girls dressed, fed and myself organised and out of the door by 7:30, which wouldnt normally be a problem but this is my day off....... Although even that they convince you down to a 900mm length drawer. They say its for support but I wonder if it is easier for them to make. I was going to have 1m drawer but got talked into 900mm. I lost sleep over that 10cm! Kez. I'm putting a new floor in my kitchen, slate flagging on a standard concrete slab.
