Browse Forums Building A New House 1 Sep 28, 2009 11:19 pm So I might be paranoid, but I'm worried our land wont be titled in time and our start date will be pushed back. I've just been reading a thread about Highlands Estate in Craigieburn and it seems like people have been given alot of faulse promises about when their land will be ready for settlement. We are building in Stage 80 at MV and were intially told by the sales consultant that land would be titled in August. When we signed our contract we were advised that we would be waiting until September. Now we've been given two different responses - we've been advised that land will be ready in October but conveyancer has been told it wont be until mid November. We are suppose to start building in December with PD. I've also read many threads about people who've had their start times pushed back for 6+ months because land wasn't ready when it was suppose to be. We're desperate to move out of our rental - two rent increases in the last twelve months are killing us. Is there anyone who would be willing to share their experiences about land settlement in Mernda Villages? Re: When will land be titled? But that was untrue as I am still waiting come on follow people form Mernda, past and present, what were you told and when did you settle and what was you experience .... Also people who are building in Mernda list your stage an your start date, and your builder, so we can work out what the go is. I'm pretty sure that Haven's land release was titled on time (I think it's been "talked" about somewhere in the MV thread). Where is stage 80? What Village? We built with PD - land settled in April 2008, site start was 7th July 2008 and we had handover 19th Dec, 2008. The Estate is growing by the day Happy at Home Re: When will land be titled? We were concerned about the land settling on time as our site start with PD was supposed to be August. Settlement was on 15th June so we were really happy with that. I've actually just revisited my comments on the MV thread and if you don't want to wade through all the posts, I can tell you that we'd heard that Stockland were really good at having land titled on time. I don't where we heard that, we have a friend who works with the surveyors, and maybe that's how. Our block was a bit of a mess too, as they had to dig up the beginnings of a road but it was done quickly. Our conveyancer kept reminding me that the developer has up until 18 months to release the land, but with everything I'd heard, I was confident that this would not be the case. She was surprised when the land settled on time. That's just the legal side of it; I'm sure that would never happen in MV. Our delay was more with the builder as we waited for a site start. The site start of 27/8 meant we just scraped through for August. The good thing was that we were doing all the preliminary work with the builder while we waited for the land to settle. Weather, unexpected rock, shortage of labour, council issues....who knows? Our stage was delayed three months, but most others around us seem to have run to schedule. Luck of the draw, really. We looked at another couple of blocks in the estate before ours was released, and both of those seemed to be finished off quickly. This was only a matter of weeks before we finally paid a deposit. One was in Central Village, and building started on that particular block at least a couple of months ago. Personally, I wasn't impressed to discover that W1nslow were the contractors doing the construction work on our subdivision.... This is the same mob that took almost three years to complete the Plenty Rd duplication from Centenary Drive to Gordons Rd. The ones who dug up every single major intersection, caused a traffic nightmare, and then downed tools and went off to do something else for months.... That lot couldn't organise a you-know-what in a brothel. Hopefully your land will be ready to go soon. Re: When will land be titled? This is the one place I feel I can get an honest answer to my questions. We are first home buyers and neither of us has had any experience building a house before so we have lots of questions. Stage 80 isn't too hard to find because it looks like a bomb site at the moment surrounded by temporary fencing - it's at the Bridge Inn Rd end of Mernda Village Drive. I don't know how long these things take but it's a huge mess and it certainly doesn't seem as though any houses will be built there anytime soon. Re: When will land be titled?
