Browse Forums Building A New House 1 Sep 28, 2009 7:17 pm Hi all, We are building the Talbot 28 with M3tr1con - at least we will be eventually. We originally opted for the outdoor room in lieu of rumpus but the more furniture shops we went to the more we realized we will have a huge mission finding the right furniture and we want the tv area to be separate soooo...... we want to change the outdoor room back to rumpus - we have signed the contract already but no final plans have been drawn up or titles released. Our contract says we can request variations but our CSC said no when i phoned her today. My other half called her after I did and she claims it would be structural (no not really) but she said she would talk to her 'team' - i get the impression she just does not want to do it because its agro for her to change stuff. Since you have not signed final plans, it should be able to be changed, but it seems like your builder is not interested which is dissapointing. My builder charges $200 each change, but there are some builders that charge $500, and that dosnt include the added cost of building this room. I think she will talk to the team and come back with an expensive quote for you. Good luck. We have not heard back from her yet but our contract says we can have changes requested by us or them - the more I think about it, the more I think she is being lazy!! Our builder also said $200 to change architectural plans if needed ... but ours were already drawn and yet they changes it a couple of times free of cost .. altho not major structural changes.. just a smaller window.. adding a window.. extra door etc .. You can argue that your plans are not drawn so what's the big fuss about .. be a little stern otherwise they take you over .. --- I don't have a signature - just this sentence saying that I don't have one - that'll do! This is something you CANNOT alter when you move in, if you dont take up the offer..you may regret it! Hope they dont over charge you, they should just charge you the variation fee of $500 or whatever..and normal costs for the structural change. Good luck! Have you signed you whole selection book, or the plans, if not I would fight the charge. But it seems they are using the word variation so you might be hit. Check if you have signed the variation fee page in your contract, or if it is only in the selection book. BUT, most builders have administration fees.. for eg. Carlisle had $100 for changes after tender, and $500 for changes after contract drawings (NOT signing of contract though). We looked through all our plans and paperwork and apart from getting the area carpeted, there will not be any additions. We have added extra lights and plugs that would just need to be relocated but they are all already paid for, including upgrading a window to a bi-sliding door which we want to keep and use in the rumpus on the rear elevation. No, but don't forget there's plumbing involved. The point of the "structural change" thing at the stage before the house design has been finalised and before any materials are ordered, is that drawing & estimating & paperwork costs the builder money - not a lot of money if they only do it once, but people have a tendency to be hesitant & indecisive when they're spending so much money on something so builders go through these sorts of changes a lot more'n they'd like to. So anyway, deleting a bath tub does mean they've got to change the plan in terms of plumbing, and possibly drainage (if that doesn't fit under "plumbing"). That means re-drawing etc ... so it really should incur a cost (although they might absorb that cost - you never know). Having said all of that ... if your entire house is resting on upturned baths for pylons (hey, it's a great idea in flood-prone areas!), then that's fairly structural as one side of your house will be unsupported. rabsta ... you can probably find scenarios where it can't be done, but generally I don't see why not in most cases. Although I do know that some of our internal walls are covering piers/pillars/whatever that're supporting the upper storey, and those walls can't be moved without a major redesign. You can muck around with sinks and showers etc at prestart, not sure if you can really do it after, coz the plumbing is sorted before your slab is even poured.
