I've been reading up on Council / CDC requirements on setbacks and i know CDC is a bit more strict than Council - however there is conflicting information on setbacks. CDC / council says house setback 4.5m from front, with garage at 5.5m (this is probably the same as at The Ponds). However, talking to an agent, he said 6m from the front? Also the side setback seem to be at 1.5m, but if i have double story wall there, then those need to be more? Am i reading this right? We're trying to fit a triple garage in a 20m wide block.. Also does this differ from north kv, to kv? (i mean barry road area, to arnold ave area). Right now we've got a deposit down for a block in the barry road area, but are contemplating if we should stretch to arnold ave - thats like a difference of $120K for 100 sqm more and closer to the outside. --- I don't have a signature - just this sentence saying that I don't have one - that'll do! If you're thinking of a triple garage you will definitely 100% need to lodge a DA as triple garages are not permitted in north Kellyville. If you can provide reasoning with your application then they may consider it. Regarding setbacks, unless the rules of DA have changed since 2014 in north Kellyville you are permitted 900mm of the boundary for a single story or 1.8m off the boundary for a double. There are exceptions to this rule. Ie you can have the wall go closer in part as long as it's not more than the specified % (exact % escapes me at the moment). You may also be able to, like the triple garage, apply with reasoning to get what you want. Be prepared for a lengthy time for your council approval/ rejection though. I suggest you go to the council and speak with the relevant bodies there. Setbacks for a DA vary from council to council. As gandn says you may struggle to fit a triple garage in with that lot width. Our council ( Warringah ) won't let anyone have a garage that takes up more than 50% of the front elevation. I'd check with yours. I managed to look up the DCP (after a gazillion clicks and different pages) and it says triple garages not permitted. That sucks, we had a 20m wide lot and would have loved to put one in. I also found information on side setbacks, which reads as follows: Side setback (min) Ground Floor: 0.9m (Side A), 0.9m (Side B) Upper Floor: 0.9m (Side A), 1.5m (Side B) Which basically means i can build 0.9 from both sides, but when i reach first floor, one side needs to go in by 1.5m. Which i can work with. However, i really don't know how to fill up 20m without a third garage.. lol .. An idea has popped in my mind which goes something like .. extended the double garage behind itself half way, that will provide the 3rd garage space .. so 2 cars back to front, and 1 car on the side. I'll work on this a bit more. I may be wrong on this, but I think you can pass a wider garage if you call it a "workshop" on the side rather than just part of the garage. Might be worth discussing this with the builders you're considering as they can normally give insight into how to make it work. This was on google.
