Ours is about to be poured and it looks like the garage is going to be level with the rest of the house. Im not that worried about it but im just curious to know if this is unusual or not. If the driveway sloped down to the garage I would insist on a step into the house, just in case there's a heavy enough downpour that the drain can't cope. I know of it happening to others. In all the builds I've seen in my area (Sydney metro area completed by project builders v custom) the garages are always lower if the site is on the low side of the street. That being said...the house opposite our site in Ryde (a M@sterton) is on the high side and its garage is lower too. I thought in NSW it was regulation to have it for flooding / water damage purposes? Some things are worth waiting for. My front door jam is larger than this. That's the point, an obvious change in level/material is less of a hazard then a subtle uneveness. It is a standard with my builder and most others i know of. Dont know if that is the case only for new houses. Rentals we have lived in have had garage one step lower. I dont mind either way. Our block is elevated, with a nice slope to the front of it. There should be no issues with drainage.
