Building with Met

Hi Guys New to all this and have read most post on this site so thought I'll start a New Topic myself


Where about to build our first home and are building with Big M in MW, is any one using them in the same estate or has used them anywhere else in Victoria and could give us some pointers on what to look out for whilst building, with Metric0n. Or using an other builder in the same estate and what experiences you have had?? Or even if you are about to start building with them, would love to hear from you


Where in our final stages in the contract with a few things to change and waiting for building permits

We are building with them. I would just say check everything plans and at every stage. Our slab had a lot of cracks but they seem to be hairline not much we could have done about that but best to keep on top of everything.

penny77, isn't the slab covered under there 25yr structural warranty

Hels, where building in Stage 3, and there a heaps of PD homes in MW and I must say there are heaps of Barwons and some houses look very similar, this is why were building the houses where building so it would standout from the rest.

Would it be worth getting an independent building inspector to inspect at every stage?
How would it work then with getting a inspector and getting things they pick up fixed before the builder get paid and moves on to the next stage?
Do Metric0n allow this as I know they won’t let any other subbies on site besides their own.

Very good question. We are also building with M up here in Queensland and I am also curious as to the use an independent building inspector. Would love to hear any advice on this matter.

We are having inspections at 2 stages and M is fine with it just want the company details and then they will organise a time with the SS. But as it hasn't happened yet hoping it goes all fine. My CSC for building is great so should do!!
What company are you using to do your inspection??
Where did you find them?
What stages are recommended for inspection?

Update:
All paperwork done; contracts sign, bank approval, council permits approved structural change, just waiting of finals drafts of the house plan as we had a late variation, SS to inspect our land a double check the measurements and surveyors pegs so they know where to legally build the house and waiting for building permits to come through.

Hi Mickeyb, we are building with M and are in the process of making a variation - today we got an email saying yes we could but we are yet to get costings though. Can I ask what you changed and what did you get charged to have the variation - aside from the cost of works?

Im not building with M, but since theres so many of you building with them, and soooo many threads on them..... perhaps make a General Info Thread for M like the one I made for Carlisle..

I see so many new M threads everyday, would be so much better to have just one thread..

Since I made the Carlisle general thread, there havent been any of those quick questions on Carlisle threads cropping up.

Also think a Thread for PD should be made too. Would benefit the many PD customers there are on here.

Hi kbudggie, our late variation was brick in fills above the windows on side and rear of the house and they slugged us 500 to re-draft the plans and a 500 late fee. Which was harsh as we weren’t informed about the brick in fills until the contract was signed.

We are building just down the road from you in Sandarra.

Our final plans have not been drawn up yet and we had the in fills added in too which were a pre-construction variation. We never had a walk-through and I am sure that has caused a lot of issues for us and we may be missing out on things we were never offered or made aware of but oh well!
Yes the lack of any explicit mention of infills seems to be a systemic problem with M. They never mentioned them to me either until I asked. Yet it's an issue that EVERY home builder will be interested in.
You’re not that far at all. We had the same thing happen to us, never had a full walk through and they never take you out side to show you around the outside of the house or we would of picked up on the brick in-fill. Lucky for us we have a friend who’s an owner builder and friend that had built in the past and they brought to our attention a lot of things to add to the house, which the builder never brought up with us. We swapped and changed a lot thing before signing the contract, just took for granted that brick in-fills were a normal practice in building. But all is good now, for now.

Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow…
