Browse Forums Building A New House 1 Sep 24, 2009 3:13 pm hi there we've put a deposit on a block of land in renaissance rise south morang & it has 2m of fall and we have been told there is some rock....without doing the soil test ***** have quoted us $16,000 for site costs not including if they hit rock.....how much extra do you think we may be up against? we can handle an extra 5grand....HELPPPP Re: site costs in reltaion to rock and fill- renaissance riseVIC 2Sep 24, 2009 3:30 pm $16,000 isn't huge as site costs go, but it's more than I'd want to pay... 2m of fall makes a difference - a lot of builders work on a "standard" of 300mm of fall, and anything more than that gets progressively more expensive. There's rock all through this area, and it's the luck of the draw whether or not you happen to cop it on your land. We were lucky, there was none on our block, but blocks immediately behind us and several in a row about 50m down our street had masses of rock removed - huge chunks of basalt. It was entertaining to watch, but I'm glad I wasn't paying for it.... Perhaps it's worth talking to some other builders?
