Our curtain guy is coming out as soon as possible, I will ask our SS if he can get in and measure the windows, I would like them up as soon as we move in if we can, we are nearly at lock up, so if I order them in the next couple of weeks they should be ready. It's been soooooo long since I've posted and been on HomeOne. I've missed so much of the action and have to catch up on heaps of threads. So much has changed.... Re: NBG Manhattan 892Jul 12, 2011 10:06 pm Handover was 1/4. Yes, April Fools Day!!! Without sounding like too much of a drama queen, thought I'd list some of our "issues" that we've had to deal with. Let's just say that compared to some people's builds on H1, ours didn't feel quite the same. - House not ready for a week. Already vacated other house so had to stay in motel for one week. Builder says he'll reimburse. Double removal fees and incur storage costs. - Get keys Friday night - no present/welcome gift from builder, just keys & quick demo on how to use the lock. Oh, and being told that there is no hot water, half the house doesn't have power/lighting and it hasn't been cleaned. - Mop part of floor so can put down bedding on floor for the night. Very dusty/dirty and dark! - Meet carpet layers next morning. Part way through job, toilet overflows all over bamboo flooring. Thanks to quick thinking carpet layers, flooding stopped short of new carpet being laid. Use our only 2 towels and bedding to mop up toilet water (removalists not due until following week) - Given no bedding as well as no toilets, go to motel for the weekend. Worried all weekend that people would steal our appliances. - Come back on Monday to see lots of tradies installing hot water and fixing power/lighting etc. - Painter still had to sand/paint skirting boards, touch ups and feature walls. 2 weeks to finish. - Insist on cleaner coming around to clean the windows, as cleaning part of build. Already cleaned rest of house ourselves. - Couldn't get phone connected for 6 weeks due to technician not digging trench - Only got internet after 2 months - Solar panels installed on wrong side of house. Rinnai relocated panels and replaced roofing. Took 2 months. (initially had to pay $780 for extra solar panel due to siting. However, now siting incorrect we shouldn't have had to pay any for any extra panels) - Power failure to part of house due to wiring in switch not done properly - Rinnai hot water service leaked due to incorrect pressure - Builders rubbish left behind. Took car load of cardboard to recycling centre one Sunday - gee thanks. - lots of mice in ceiling due to gaps in garage plaster. Mice could walk straight around garage door and into house through 1cm gap - free accommodation for mice. After a month both gaps sealed with planks of wood and painted. - cert of occupancy took 4 weeks so couldn't get council rubbish bins - free food for mice. Neighbours lovely and allowed us to use their bins. Still had build up of rubbish which took weeks to clear. - worst issue was the plumbing. Concreters smashed the main pipe from house to council drainage pit. For one month everything that went down the drains was going either in waffle slab or under earth. Nasty job for plumbers to fix. Didn't have toilet for 2 days. Note that this is not India and one shouldn't have to go to the loo in their own backyard of a new house! Next build will get camera inspection of drains. Had to pay $300 of own money to get camera inspection just to be sure that problem was fixed. This inspection identified 3 other breaks, caused by next door tradies having driven over our block after pipes laid but before slab poured. They had been fixed but we didn't know anything about it. Came to a financial arrangement with builder, given issues above. Received final invoice after 2 months. Thought this was a smart move by our builder. Only 2 jobs remaining - Still have gap in brickwork above windows that needs to be filled and ensuite fan doesn't work. Only started to feel good about the place when the bank came round a couple of weeks ago. It was nice to have an outsider, who doesn't know about all the problems, to come in and comment on the house. He was impressed with all the inclusions and fixtures. A big positive with building with NBG were all the inclusions. Would we build again? Yep. At least with a new house you know what you are getting - good and bad. Now focussing on landscaping, concreting etc. Will post pics soon.
