Browse Forums Building A New House Re: Any suggestions about this house plan ??? 6Sep 22, 2009 9:34 pm Hey there, Great plan, nice open living areas. Everyone will have their opinions of course, but the main thing is you're going to live there so you need to be happy with it! Not sure I would change anything there! Re: Any suggestions about this house plan ??? 7Sep 22, 2009 9:36 pm kb46 I really like it! We are having similar-sized bedrooms in our new house. Your main bedroom wouldn't fit a king bed with sidetables, but that's not everyone's cup of tea. I think you are going to get really fit running around that kitchen - it's enormous! You are going to have a 3m walk to get from your stove to your sink - might be a good idea to pace that out in your current kitchen and see if that's what you want (or perhaps you already have LOL!). I would be seeing what I could do to rearrange the kitchen so I could expand the lounge area, and I think we would be eating in your family room and family-ing in your dining room. But that's us! Like bigred has pointed out, it is more important that it suits your family. Kylie lol !!! Thanks for your response kylie. I was main worried about the bedroom sizes in my house. I was thinking there are bit smaller. But we are on tight budget and then, I guess 4 bedrooms are must for every home ... may be in future when you have more kids, and then one is guest room ... So accordingly, I thought the sizes are good enough for my house ... What do you recommend. Regarding the kitchen, do you have any ideas how can I utilize the kitchen area with ... Just to let you know that in the plan, we will be having dining where family is and then family would be where dining is .... cuz the space for dining is too big there ... So we have decided to have living area there .... So we have decided to have living area there .... Good idea, I was going to suggest this! Since the family area on those plans is only 3x3m, which is a pretty small space for a living area (its the same as my smallest bedroom so I am picturing that and trying to fit even one couch and a TV in would be squishy). Love the big kitchen, if you want to utilise the space better you could move the island bench in more since there is such a large space between it and the sink and cupboards under your window....do you really need such an open space in the middle of a kitchen? Cheers Caz Caz & Co ALL MOVED IN!! Now comes all the hard work-decorating.... I would make the family room the dining room, and vice versa In the area in front of the WC door, I would put a basin, or increase the size of the WC and include a basin in the room. Is there a door in your laundry? If it is a sliding door, I would make it a regular door, better use of space, in my opinion. I think I would bring the island forward more, into the kitchen, too. Edited to add, sorry, just saw your post re the dining/living rooms Re: Any suggestions about this house plan ??? 10Sep 22, 2009 10:37 pm Hi Roy, seeing as you already have a door on the ensuite, do you need the second one for the toilet? It would make the ensuite a whole lot bigger without the extra wall and door, and you would probably get some $$ back from your builder by deleting it. Is it possible to make a storage cupboard out of the area between the fridge recess & the living room? Otherwise looking great, love the big pantry! Cheers Caz That true .. I dont think we need that much of open space in the middle of kitchen .. What if I put that island bench facing my dining area on the plan with the sink ( it would be our living area once we change the plan ) and leave that space open between family and kitchen ... or just move that island bench bit towards the kitchen more ... what do u say .. Hi Shell, Thanks for the suggestions ... well, thats what my wife wants ... she didn't want the toilet to be open with bath and basin, thats why she put a door on the toilet .. Re: Any suggestions about this house plan ??? 13Sep 22, 2009 11:19 pm Do you have furniture you will be taking to the new house or do you have any specific items you'll be buying? What we've done a few times for ourselves and relatives and at work has been to measure the items and cut them out of graph paper and try them out in the room. I'm particularly wondering about the master bedroom. A big kitchen is great but that one seems a little out of proportion for the house, and for such a big kitchen it could have more bench space, so I agree that could be reworked. Re: Any suggestions about this house plan ??? 14Sep 22, 2009 11:24 pm One suggestion - a cavity sliding door to the ensuite from the bedroom. Not sure how else you can open the shower door without the ensuite having to be subseqently shut. Re: Any suggestions about this house plan ??? 15Sep 22, 2009 11:48 pm Would you consider swapping the master bed and meals area? Depending on your lifestyle and your outdoor area your ensuite is dividing your outdoor and your alfresco. You could have yopu master bed wall level with Kitchen wall allowing more outdoor area on the alfresco side where the meals/ family and alfresco would benefit viewing into the yard. Which way is North and can you maximise on any solar passive ideas during winter? Re: Any suggestions about this house plan ??? 16Sep 22, 2009 11:58 pm kb46 Your main bedroom wouldn't fit a king bed with sidetables, but that's not everyone's cup of tea. I suspect you're wrong: The main bedroom would fit a king bed with side-tables. King-size bed is approximately 2m in width. You can get side-tables which are 35cm in width, so thats an additional 70cm for two-side tables, equating to a total of 2.70m. Edit: My math is poor. Re: Any suggestions about this house plan ??? 18Sep 23, 2009 9:27 am Hi there, I like the plan and agree about swapping the meals/family area. The bedrooms are a good size, master is small but liveable. Good luck with your plans Harribeka http://www.harribeka.blogspot.com Re: Any suggestions about this house plan ??? 19Sep 23, 2009 9:39 am The plan looks great, but i do think the kitchen needs a little reworking. I love a big kitchen and by no means do i think it should be smaller, but for the size you have to work with there are a few issues. Firstly, there is actually only a little useable bench space. Do you plan to have a dishwasher? If you do, then you will probably use the sink in bursts rather than stand at it for periods of time while doing dishes and don't really need it to be overlooking the living/dining spaces. There may be enough room to put it along the same bench as the stovetop. The result would be a much cleaner line, uncluttered space, and a wonderful big island for prep and serving. Can you imagine carrying a big boiling pot of pasta from the stove to the sink to drain in it in its current location? It would also shuffle the stovetop away from the window. It might just be me but cooking splatters are really grimey and it may be hard to keep that window clean. Two points of entry to a kitchen is great, but you could also make the island a deeper rectangle shape to reduce the distance between the benchtops? My friend has a big gap in her new house and it one of her regrets. Aside from the long walk, she said the floor gets much more filthy food etc being constantly carried over a large expanse of tile. Another suggestion could be more of a centred square-ish island with cupboards on both sides, which is designed to work at from all sides. I suppose it depends how you like to use the space. Hope that helps, i think the best way is to try and imagine exactly how you will use the space and does it address the things that frustrate you in your current home. Re: Any suggestions about this house plan ??? 20Sep 23, 2009 11:06 am Hi Bindala, Your plan looks great but I have to disagree on the bedroom sizes. We have 3x3's now and as the kids are getting a little older, the rooms just aren't big enough. Even when they were smaller it was hard work getting a standard bed, toybox, bookshelf and table to display all those wonderful things they make at school or kindy. Now, with the addition of a desk, removal of the toybox and more bookshelves, it's hopeless. Theres about a square metre in there to turn around in. If this is your first place and only have plans to be in there for a few years - it's great.
