Browse Forums Building A New House 1 Sep 22, 2009 4:15 pm We just got a call from the builder advising that as we are using a Building Inspector, (Peter from FINALINSPECT who we can't recommend enough) that in the builders experience, the building inspector would basically want the Certificate of Occupancy before they give their final approval. The builder further advised that as he will not have the Certificate of Occupancy until Monday or Tuesday, he believes it is best that the PCI appointment gets changed to Wednesday 30/09. is this right? I was somehow under the impression that COO is only given before handover i.e. after {CI and defects found during PCI have been fixed? Your thoughts & experiences would be greatly appreciated. I have left a message for Peter but in the meantime, I thought i'd drop a line to my buddies at Homeone Re: Is Occupancy Cert to be given at PCI? 2Sep 22, 2009 4:18 pm Our occupancy certificate was given to us at handover, but it isn't necessarily dependent on any outstanding rectifications - most of those won't affect whether the house is deemed suitable for occupying or not. It should be available before handover - the bank won't authorise the final payment without it, and that usually takes a few days to organise, so you'd normally get the builder to fax it to your bank ASAP, so that handover can go ahead. However, our broker has advised that the bank will want to see the occupancy cert before the final loan payment is drawn i.e. at settlement.
