Why risk not having paint where the paint is not supposed to go !! My signature is distracting people from my wise posts ... Re: Project 360: Internal cleaning umm already started! 102Apr 23, 2010 6:22 pm Hi Vanilla Tree. I thought it was quite refreshing seeing light colours used for your home. Re: Project 360: Internal cleaning umm already started! 103Apr 23, 2010 10:24 pm Dollar Hi Vanilla Tree. I thought it was quite refreshing seeing light colours used for your home. Wrong thread? The plumber were on site this morning to finish fitting the bath. Also saw the sink and laundry through in their van so maybe that is being installed today as well. Another guy was on site to fit the WIR shelves. Re: Project 360: Internal cleaning umm already started! 104Apr 23, 2010 11:08 pm Nice House ... Love all the detail you have provided, and good to see you keeping on top of the Builder We're building The Albany 330E with Casa Design & Construction via National Builders Group See how we are going here: https://forum.homeone.com.au/viewtopic.php?f=31&t=32694 Re: Project 360: Internal cleaning umm already started! 106May 20, 2010 12:23 am Hi andy Our build is progressing well, not too many things left for them to stuff up! I haven't had much time or motivation to post update lately We might have handover in late June early July. Almost everything are done. They are finalising the remaining misc items. Site cleaned, fence, loo & bin are gone last week. The new SS is no where near as helpful as the previous one. One time we ran into him on site he just directs us back to CSA (like the time I called him) at least he seems to reply to our queries via the CSA. Looking almost how it should be. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Guess what looks like they have stuffed up the rendering again! Re: Project 360: Nearly there! 107May 27, 2010 11:18 pm Got a call from the handover department today! They wanted to arrange a PCI for early next week. We didn't expect it to be so soon so was not prepared. I asked to call them back with a date. There are a few items such as the render they need to fix by next week. I'm a bit lost now that it's here! Suggestions / reminders of what we should do prepare for please I got to get the list compiled by this weekend. Re: Project 360: PCI booked! 108Jun 01, 2010 10:16 pm PCI have been booked for next Wed! Our independent inspector from NHI will also be there to go through his own checklist.
The combined defect list will then be fixed by the builder and a handover date arrange after this. So not long to go I will be bringing along our own supply of red dots... Re: Project 360: PCI booked! 109Jun 01, 2010 10:18 pm ooh how exciting!!! Our PCI should only be a few days after yours... it's exciting times! Re: Project 360: PCI booked! 110Jun 01, 2010 10:43 pm Aaron & Erin ooh how exciting!!! Our PCI should only be a few days after yours... it's exciting times! I was expecting yours to be well before us we could have booked an earlier date but decided that we will take the time to compile a comprehensive checklist! They are only allowing 2.5 hours for this we will take all the time that is needed, quite a few things aren't up to scratch like all the painting. Re: Project 360: PCI booked! 111Jun 02, 2010 10:05 pm Oh, your house is gorgeous Beautiful choice of colours, they really complement one another Dear J.K. Rowling, Your books are entirely unrealistic. I mean, a ginger kid with two friends? Sincerely, Anonymous Re: Project 360: PCI booked! 112Jun 04, 2010 9:34 pm I make it a point to gain access when I can and look for items they have missed.for e.g we asked for a brick in fill ,the SS said he didnt receive the BV ,but will get the brickies to do it.His ok he encourages me to get on site and find things ,so we dont have a big list at PCI. Iam getting Urban property inspections a day before PCI ,so we dont clash. We had bricks washed and kitchen fitted ,next is painting ,tiling of wet areas etc .I am guessing 2 months to PCI. interesting to see your checklist ,post it if you got time, good luck Re: Project 360: PCI booked! 113Jun 09, 2010 8:23 pm Back from the PCI only took 3.5 hrs (out of the allocated 2.5 hrs) there weren't that many problems...only 6 PAGES worth (mostly paint and crappy render) of issues! Then there is still the list from our inspector which we will get in a few days.
Will also post the rather long list of things to check (most of which were complied from other H1 members thread). I will definitely write a long post of the experience dealing with the PCI SS in the hope of sharing the tips and tricks (used by the builder) for others benefits. In short read the necessary guides (standard & tolerance 2007) be very persistence i.e stick to you gun and know what items you have in your contract back to front and have copies of every paperwork (contract, promo pamphlet, variations, inspection reports etc) and photos of sample items of concern from display house will help make the point. SS said this was the longest list of items for him, our reply if things were done right there wouldn't be the need for the long list! It will be a couple of weeks to rectify the build so it can be handed over as there 'were more than a few issues compare to some of the others'... I think the SS just gave in in the end cause he figure he couldn't argue the quality of the ** work. We did give him a few 'win' on some minor items (everyone needs a win...) that we can't be bother arguing and can live with. Re: Project 360: PCI completed - 6 pages of defects 115Jun 09, 2010 11:53 pm Thanks Lex, We were expecting the worst the SS still waved goodbye to us as he left so the relationship is not too bad. On a good note, I forgot to mention that our 'stolen' fence has now magically re-appear on it's right where it should be. I though the builder were generous (shocked) but upon a closer inspection it is the same exact pieces that went missing... part of it was reinstalled on the weekend and now it's fully back in it's spot (minus a few caps which we still have, we'll put them back later). The one and only people stealing it is the neighbor which did not even bother telling us he has stored it perhaps he was too embarrassed when he didn't take on our offer of storing it in the back of his house. Looks like it will continue to be you don't bother me I don't bother you arrangement. Re: Project 360: PCI completed - 6 pages of defects 116Jun 10, 2010 1:44 pm Another PCI survivor! Well done. Hope everything gets sorted quickly. Thanks for your tips. Ours is next week. By the way, did you ever resolve the problem with the roof sarking being cut too short ie not in the gutter? Re: Project 360: PCI completed - 6 pages of defects 117Jun 10, 2010 2:06 pm Trinity Another PCI survivor! Well done. Hope everything gets sorted quickly. Thanks for your tips. Ours is next week. By the way, did you ever resolve the problem with the roof sarking being cut too short ie not in the gutter? The sarking problem is still on the card. Re: Project 360: PCI completed - 6 pages of defects 118Jun 10, 2010 10:02 pm I suggest we start a shame file ! for all those builders that duck/weave their contractural obligations. By the way I was told atleast a 25% markup is made on each house on average ! thats a nice Xmas bottom line in any language. Re: Project 360: PCI completed - 6 pages of defects 120Jun 10, 2010 11:20 pm We had our PCI on Wednesday as well....with a long list too..although maybe not quite as long as yours. It was quite hard to do as there are a lot of things still to finish...one vanity and toilet to install...the wardrobe doors, the showers...the list goes on... Did they give you a copy of the list they made during the walk through? What day is your handover? Ours is June 22. We have been told we cannot have access to the house at all until then. That really surprised us! Good luck to both of us!! Joe, it depends on your certifier but we are noticing the ones we deal with are really cracking down.
