My problem was my neighbours have been there for 50 years overlooking my dads property and now they think they own the view. Not many people like change, and I guess building a house to obstruct their view is distressing for them, but they should be grateful they had an empty block next door for 50years, not many people could say that. I could only just imaging the uproar if I decided to build a two story!!! Re: Building Garage to The Boundry Wall 22Sep 21, 2009 9:09 pm buildingwithhamra Hi, I have build on the boundary, the gutter does not hang over your neighbours property. the design is different to the gutter with an eave. i will attach a plan for you. My council will not allow a house to be build 20cm from the boundary as it is a haven for rodents and a fire trap. buildingwithhamra has explained it perfectly. Of course your gutters can't hang over the boundary. In Craigieburn, the regulations will be the same as ours - you may build either 0m or 1m from the boundary, nothing in between. Any registered builder will be well aware of the requirements, so there should be no issue. Our garage is built to the boundary and so is our neighbours' (in actual fact, there's a small space between the two brick walls, but it's not even noticeable). Our spouting is exactly as shown in the drawing above. As you said its either 0cm or 1metre in Craigieburn. May I ask how you know the regulations in Craigieburn. In my council I can build on the boundary or over 1m from it nothing in between. How big is your block and how big is your house? Mine is only 10m wide so I really had no choice but to build on the boundary. There can be variations in established areas, but 0-1m side setback is the norm unless you have easements or the like in the way. I can't see any reason why you'd have a problem... your builder will know the requirements, plus your plans will have to be lodged for building approval (and possibly developer approval) anyway, so there's no way a mistake like that would get through.
