good news ! finally, i've got contract yay!!!
New problem arise, i am very inexperienced in reading this contract.
I have found some items/clause that seems to be (not right) in my opinion. Can i ask your opinion if this is right? and if you think same as i do, can i ask if we can somehow negotiate with builders.

1. Thermal insulation
Builders ads state R3.5 for the walls
Contract shows Rating: as per energy report (using blow in type
insulation)
Somehow i have a feeling, they can always put rating lower than 3.5 if
energy report showing the house is good, instead of i am getting what i
should get. Is this ******* ?
2. Rate for liquidated damages per week pro rata - $200
I am not sure how much standard is, but i am sure i have read most people in this forum said $250. If yes, is there any government standard that can enforce builder to make this number standard?
3. Defects Liability period - 0 days
Um it sounds like builder does not want to be responsible after the handover when completed ?
4. Colour selection: $150 per visit (only one colour selection is included)
(scratching head), how can i finish colour selection in one day? sounds
like they dont give me too much time ?
5. Construction period - total 275 days
A. Delay as result of inclement weather - 23 days
B. Delay subsequently caused by the effect of inclement weather - 25 days
C. Saturday and Sundays - 32 Days
D. Public Holidays - 4 Days
E. Builder's holidays (annual leave) - 21 days
H. Delay that is reasonable having regards to the nature of the contract -
20 days
I. Total delay delays (A to H) - 125 Days
J. Allowance for actual contruction period not including delay days - 150
days.
Total contruction period including delay days - 275 Days
PS: at this stage, i haven't signed my contract yet, as i have noticed, some errors in the contract. (wasn't same as the quote)...
